The Preconstruction Manager will manage preconstruction activities for projects including design development, estimating, constructability, and client relations, during the pursuit and preconstruction contract phases.
Responsibilities include:
- Manage projects through various phases of preconstruction (budget, estimate, bid, turnover, etc)
- Manage preconstruction process for effective customer relationships, internal efficiencies and company profitability
- Coordinate work across multiple internal departments, as well as outside subcontractors and engineering consultants
- Perform quantity takeoff and produce detailed estimates.
- Perform constructability analysis and value engineering efforts.
- Manage bid process (document management, subcontractor invitations, bid forms, proposals, etc.)
- Procure and analyze subcontractor proposals.
- Develop instructions to bidders and associated bid documentation with assistance from field staff.
- Create preconstruction deliverables including pricing, construction schedules, site logistics, etc.
- Present preconstruction deliverables to clients, architects, and additional stakeholders
- Conduct meetings including clients, architects/engineers, and subcontractors.
Qualifications
- BS or BA Construction Management or equivalent construction management experience.
- 10 years’ experience in preconstruction
- Able to read architectural plans and develop cost estimates
- Strong planning, organizational, and communication/ writing skills.
- Understanding of project lifecycle: pursuits/ proposals, contracting, preconstruction, construction operations & management, warranty, etc.
- Able to multi-task and meet strict deadlines
Salary : $75,000 - $85,000
