Director of Special Projects & Trade Services
CM Corp Facilities Service is seeking a Director of Special Projects & Trade Services to lead and expand its project-based work, self-perform trade capabilities, and subcontractor network across California, with planned expansion throughout the Western U.S.
CM Corp Facilities Service is a standalone company providing commercial and industrial maintenance, repair, restoration, and special project-based services. The company serves national and regional brands, developers, and property management groups, and maintains a strategic working relationship with CM Corp, a commercial construction firm.
Role Summary
This role is responsible for building and scaling the special projects and trade services division, including project execution, development of self-performing trades, and expansion of subcontractor/vendor networks.
The position is suited for a high-performing operator with growth capability, with the opportunity to expand into broader leadership as the business scales.
Key Responsibilities
· Lead execution of commercial and industrial special projects, remodels, refreshes, and rollout programs
· Build and scale internal self-perform trade capabilities (HVAC, electrical, plumbing, carpentry, drywall, paint, flooring, demolition, concrete, sheet metal, etc.)
· Develop a trades team capable of completing large specialty trade jobs independently. and operating as a subcontractor when appropriate
· Identify, onboard, and manage subcontractors and vendors to support capacity and maintain margins
· Contribute to business growth through new client opportunities and expansion of existing accounts
· Collaborate with internal teams and maintain alignment with CM Corp on project-related opportunities
· Recruit, develop, and lead project managers, supervisors, and tradespeople
Required Experience
· 10 years in commercial or industrial construction, facilities services, or project-based operations
· Experience managing special projects, remodels, or rollout work
· Experience providing budgets for design-build projects
· Experience building estimates or budgets for self-perform trade work
· Strong understanding of multi-trade scopes and project execution
· Proven ability to build teams and deliver profitable work
Preferred
· Experience developing or managing self-perform trade work
· Strong subcontractor/vendor network
· Existing client relationships in the markets listed above
· Experience supporting national or regional clients, developers, or property management groups
