Job Title: Construction Portfolio Specialist
Job Summary
The Construction Portfolio Specialist is responsible for managing and processing construction loan disbursements (“draws”) in accordance with project progress, loan agreements, and risk management standards. This role ensures that funds are released accurately, timely, and in compliance with internal policies and external regulations while coordinating with borrowers, contractors, inspectors, and other third parties.
Key Responsibilities
- Review and process construction draw requests for residential projects
- Verify project progress through documentation, inspection reports, lien waivers, and invoices
- Ensure all draw conditions and loan requirements are satisfied prior to disbursement
- Coordinate with borrowers, contractors, inspectors, and title companies to resolve discrepancies
- Track project budgets, contingency funds, and remaining balances
- Monitor construction timelines and flag delays or potential risks
- Maintain accurate and up-to-date records of all transactions and communications
- Ensure compliance with company policies, lending regulations, and audit requirements
- Assist with audits by providing documentation and explanations as needed
- Provide excellent customer service by responding to inquiries in a timely and professional manner
Qualifications
- Associate’s or Bachelor’s degree in Finance, Construction Management, Business, or a related field (or equivalent experience)
- 2 years of experience in construction lending, loan servicing, mortgage operations, or a related field
- Strong understanding of construction draw processes and documentation
- Familiarity with lien waivers, title policies, and inspection reports
- Excellent attention to detail and organizational skills
- Strong analytical and problem-solving abilities
- Effective written and verbal communication skills
- Proficiency in Microsoft Office (especially Excel); experience with loan origination and servicing systems is a plus
Preferred Qualifications
- Experience working with construction loans in a banking or financial institution
- Knowledge of local and federal lending regulations
- Experience with draw management or loan servicing software
