Role Description Position Summary


The Residential Property Manager is responsible for the overall management, leasing, financial administration, maintenance coordination, and tenant relations for a portfolio of residential rental properties. This position serves as the primary point of contact between property owners, tenants, vendors, and the brokerage/property management company.

The Property Manager is responsible for protecting the owner's investment, maximizing property performance and occupancy, maintaining positive tenant relationships, and ensuring that all property management and leasing activities are conducted in accordance with applicable federal, state, and local laws, including Texas Real Estate Commission (TREC) requirements.


An active Texas Real Estate License is required for this position.


Essential Duties and Responsibilities


Property Management

· Manage the day-to-day operations of an assigned portfolio of residential rental properties.

· Act as the primary point of contact for property owners and tenants.

· Monitor property condition, occupancy, rental income, expenses, and overall performance.

· Conduct or coordinate periodic property inspections.

· Identify maintenance, repair, and improvement needs and coordinate completion with qualified vendors.

· Obtain and evaluate repair estimates and recommend appropriate action to property owners.

· Respond to tenant and owner inquiries in a timely and professional manner.

· Address tenant concerns, complaints, lease violations, and other property-related issues.

· Coordinate emergency maintenance situations and communicate appropriately with owners and tenants.

· Maintain accurate property records, tenant files, leases, inspection reports, and correspondence.


Leasing and Tenant Placement

· Market vacant residential properties through approved advertising and marketing channels.

· Coordinate property showings and respond to prospective tenant inquiries.

· Screen prospective tenants in accordance with company policies and applicable laws.

· Review rental applications, income documentation, credit/background information, and rental history.

· Coordinate the approval and placement of qualified tenants.

· Prepare, review, and execute lease agreements and related documentation in accordance with company procedures.

· Conduct move-in and move-out inspections and document property condition.

· Coordinate security deposits and other required tenant documentation.

· Monitor lease expiration dates and proactively manage renewals and vacancy periods.

· Recommend rental rates and leasing strategies based on market conditions and property performance.


Compliance and Risk Management

· Ensure property management activities comply with applicable federal, state, and local laws and regulations.

· Maintain compliance with Fair Housing requirements and applicable landlord-tenant laws.

· Follow TREC rules and brokerage policies applicable to residential leasing and property management.

· Maintain proper documentation for leases, notices, inspections, tenant communications, and property transactions.

· Protect confidential owner and tenant information.

· Escalate legal, regulatory, insurance, or significant tenant issues to management or appropriate professionals when necessary.

· Ensure security deposits and other tenant funds are handled in accordance with applicable requirements and company procedures.


Owner Relations

· Maintain professional and proactive communication with property owners.

· Provide regular updates regarding vacancies, maintenance, tenant issues, and property performance.

· Make recommendations regarding rental rates, repairs, improvements, and tenant retention.

· Communicate significant expenses and obtain owner authorization when required.

· Prepare or assist with periodic property performance reports.

· Develop strong long-term relationships with property owners and provide a high level of customer service.


Administrative Responsibilities

· Maintain accurate and organized electronic and physical property files.

· Enter and update information in property management and accounting systems.

· Maintain accurate lease, tenant, vendor, and property data.

· Prepare correspondence, notices, reports, and other property management documentation.

· Coordinate with accounting, leasing, maintenance, and brokerage personnel.

· Assist with internal audits and periodic reviews of property files and transactions.

· Perform other duties related to residential property management as assigned.

Required Qualifications

· Active Texas Real Estate License — Required.

· High school diploma or equivalent required; college degree in business, real estate, finance, or a related field preferred.

· Prior residential property management, leasing, real estate, or related experience preferred.

· Knowledge of Texas landlord-tenant laws and residential leasing practices.

· Working knowledge of Fair Housing laws and regulations.

· Strong understanding of residential leasing and property management operations.

· Proficiency with Microsoft Office, including Outlook, Word, and Excel.

· Experience with property management, accounting, CRM, or real estate software preferred.

· Valid driver's license and reliable transportation required if property inspections or travel between properties are part of the position.


Pay: $40,000.00 - $41,600.00 per year
