Job Summary:

Clear Springs is looking for an experienced full-time Property Manager to assist the Senior Property Manager and Property Management team in managing the income producing properties and POA’s for all Clear Springs managed properties in Fort Mill, SC. Primary objective is to ensure the commercial properties operate smoothly, remain financially viable, comply with regulations, and provide a positive experience for tenants and visitors.

Job Duties:

·        Manage and oversee daily operations, maintenance, administration, and improvement of commercial properties.

·        Manage lease administration, rent collection, sales reporting, CAM reconciliation, and tracking of lease required annual documentation (e.g. COI’s and HVAC maintenance agreements) utilizing Yardi software system

·        Prepare and manage budgets, monitor variances, and process invoices.

·        Build and maintain strong relationships with tenants.

·        Resolve tenant complaints and enforce lease terms and conditions.

·        Inspect properties regularly to identify and resolve issues.

·        Coordinate with maintenance, repair or service teams and tenants to ensure timely completion of tasks for common tenant services.

·        Ensure properties comply with regulations and property standards.

·        Coordinate property risk management, security, and parking services.

Position Requirements:

·        Ideal candidate has at least 3-5 years of experience in retail property management

·        Valid driver’s license

·        Background screening prior to employment

·        CPM designation is not required but would be a positive qualification

·        Communication skills to convey information effectively to property owners, tenants, and service providers, as well as to prepare written property reports and lease documents.

·        Customer service skills to ensure tenant satisfaction and loyalty, crucial for maintaining high occupancy rates.

·        Ability to function well in a team environment, take appropriate initiative, and assist others, as needed.

·        Understanding that everyone pitches in wherever and whenever necessary to complete projects.

·        A self-starter, with the ability to work independently with minimal supervision.
