The Role
The Maintenance Technician keeps the community running. You'll work alongside the Maintenance Supervisor to handle service requests, maintain the property's appearance and safety, complete make-ready units, and make sure residents feel taken care of. This is a hands-on role that requires both technical skill and a customer-first mindset.
What You'll Own
Property Maintenance & Curb Appeal
- Complete service requests within 24 hours or per community policy
- Perform minor repairs across carpentry, electrical, HVAC, plumbing, mechanical, painting, and flooring
- Complete turnkey process on vacant units, including trash-outs and make-readies
- Inspect grounds, rooftops, and buildings regularly; report issues to supervisors
- Maintain curb appeal at all times — grounds, walkways, dumpster areas, pool, laundry rooms, and common areas
- Pressure wash sidewalks, driveways, and garages as needed
- Check and replace exterior lighting regularly
- Repair and replace windows, screens, sliding glass doors, and similar fixtures
- Follow all safety and hazard communication programs, policies, and procedures
- Know all utility meter cut-offs, fixture cut-offs, and sewer cleanouts
- Assist with maintaining the preventative maintenance program
- Help monitor inventory of parts and supplies
- Adhere to all Standard Operating Procedures
- Communicate clearly and professionally with residents, vendors, and team members
- Distribute resident communications as needed
- Support the Maintenance Supervisor in keeping the team motivated and on track
- Maintain a clean, organized, and safe work area at all times
- 2 years of related maintenance experience
- HVAC and EPA Certification I & II (required)
- Valid driver's license, current auto insurance, and reliable personal vehicle (required)
- Basic set of personal hand tools (tools are not provided by the community)
- Ability to read and write English; perform basic math functions
- Comfortable using maintenance equipment including ladders, refrigerant recovery units, paint equipment, landscaping tools, and cleaning chemicals
- Ability to lift and move heavy items as needed
- Bilingual in Spanish and English (preferred)
- Monthly commissions — all active employees earn $125 per renewal
