Registered Land Surveyor (RLS) – Project Manager

Civil Design Consultants, Inc. (CDCI) is seeking an experienced New Hampshire Registered/Licensed Land Surveyor (RLS/LLS) – Project Manager to join our growing Survey Department.

This is a senior-level position for a licensed surveyor who can independently manage surveying projects from initial client contact and research through field operations, CAD production, quality control, and final deliverables.

The ideal candidate will have strong technical surveying knowledge, excellent organizational and communication skills, and the ability to manage multiple projects and field crews simultaneously.

Responsibilities:

The RLS Project Manager will be responsible for managing a variety of land surveying projects throughout New Hampshire and the surrounding region, including:

• Boundary and property surveys
• ALTA/NSPS Land Title Surveys
• Existing conditions and topographic surveys
• Residential and commercial development surveys
• Construction layout and as-built surveys
• Subdivision and lot line adjustment plans
• Easement and right-of-way surveys
• Municipal and roadway surveys
• Plot plans and permitting-related surveys

The Project Manager will oversee projects from beginning to completion, including reviewing contracts and project scope, performing deed and plan research, coordinating municipal and utility research, preparing field crews, reviewing survey calculations and boundary determinations, supervising CAD production, performing QA/QC, and preparing final plans and deliverables.

Additional responsibilities include:

• Manage multiple active survey projects and maintain project schedules.
• Coordinate and dispatch survey field crews.
• Prepare clear field packages containing deeds, plans, control information, research, and project requirements.
• Review and process field survey data.
• Perform and review boundary calculations and property line determinations.
• Review field notes, traverse closures, control networks, benchmarks, and survey calculations.
• Coordinate with engineers, architects, contractors, attorneys, developers, municipalities, and property owners.
• Review plans prepared in Civil 3D and Carlson Survey.
• Establish appropriate survey control and construction layout procedures.
• Provide technical direction to Crew Chiefs, Instrument Operators, and Survey Technicians.
• Perform final QA/QC of survey plans and deliverables.
• Prepare or oversee legal descriptions, easements, certifications, and other survey documents.
• Monitor project budgets, schedules, staffing requirements, and deadlines.
• Identify potential project issues early and communicate solutions to clients and project teams.
• Ensure surveying work complies with applicable New Hampshire statutes, administrative rules, professional standards, and accepted surveying practices.
• Sign and seal survey plans and documents when appropriate.

Qualifications

Required:

• Current New Hampshire Land Surveyor license (LLS/RLS) in good standing.
• Strong experience with boundary surveying and land records research.
• Experience managing survey projects from initial research through final plan preparation.
• Thorough understanding of survey calculations, boundary resolution, legal descriptions, easements, rights-of-way, and survey control.
• Ability to review and direct both field and office survey operations.
• Strong organizational and project-management skills.
• Ability to manage multiple projects and deadlines simultaneously.
• Strong written and verbal communication skills.
• Ability to communicate professionally with clients, contractors, engineers, attorneys, municipal officials, and field personnel.
• Valid driver's license.

• GNSS/GPS surveying equipment

• ALTA/NSPS surveys

• New Hampshire Registry of Deeds research
• New Hampshire municipal permitting and land-development processes
