What are the responsibilities and job description for the Building Inspector position at City of Summerville?
· Conduct inspections of residential, commercial, and industrial construction projects at various stages including foundation, framing, electrical, plumbing, mechanical, and final completion.
· Ensure construction complies with adopted building codes, zoning ordinances, and approved plans.
· Reviews all residential and commercial building applications to ensure code compliance.
· Responds to general inquiries from contractors, property owners, and the general public.
· Interprets and explains building codes and regulations to builders, contractors, and homeowners.
· Reviews changes to code requirements to maintain an up-to-date knowledge of those requirements.
· Enforces the International Property Maintenance Code.
· Prepares reports and maintains inspection records.
· Prepares letters to customers regarding model code requirements and inspection results.
· Greets visitors promptly upon their arrival in the area. Determines customer needs and provides the information or service to satisfy those needs. Visitors/customers include builders, contractors, subcontractors, homeowners, general public, and City staff members.
· Prepares a daily work schedule and maintains a daily inspection log of activities listing property inspected status of construction, and results of inspection. Enters inspection activities into computer records. Issues stop work orders on projects that require but lack a building permit.
· Reviews construction plans for compliance with applicable building codes and issues building permits; completes the forms necessary for the issuance of the permits; reviews permit applications and associated documents; prepares building permits with applicable fees; prepares inspection card(s) for required inspections; and contacts homeowners and/or builders to notify that permits are ready.
· Investigate complaints related to building code violations and unsafe structures.
· Coordinate with other departments such as fire and utilities to ensure compliance with regulations.
· Participate in ongoing training to stay current with changes in building codes and construction practices.
· Administers the clean and lien program.
· May be required to attend court for property maintenance and other issues.
· Performs other related duties as assigned.

Pay: $50,000.00 - $61,000.00 per year
