Job Summary

About the position

Responsible for performing routine maintenance and repair tasks across Housing Authority (HA) residential properties. Respond to work orders and emergency maintenance needs in a timely manner. Work proactively with supervisory staff to ensure properties are safe, functional, and well-maintained.

Work schedule is Monday through Friday, 8am – 4:30pm.

Duties and Responsibilities

  • Respond to residential maintenance requests
  • Perform emergency and non-emergency service calls involving assessment and repair of HVAC, plumbing, electrical systems, appliances, flooring, siding, gutters, doors, locks, windows, decks, and screens. Occasionally complete carpentry, tiling, and general repairs.
  • Maintain grounds and building cleanliness
  • Perform routine exterior upkeep such as snow/ice removal, lawn care, weeding, tree trimming, and trash removal. Clean interior and exterior spaces by washing or painting walls, shampooing carpets, and maintaining sanitary conditions.
  • Turnover residential units for re-rental
  • Repair, paint, and clean vacant units to meet agency standards prior to re-occupancy.
  • Monitor building systems and safety
  • Check boilers for proper operation and request repairs when needed. Conduct fire and safety tests and help ensure general property security.
  • Maintain tools, equipment, and storage areas
  • Ensure tools, vehicles, and equipment are maintained and properly stored. Clean and organize utility and storage spaces.
  • Support recordkeeping and inventory
  • Record and file work orders. Assist with annual inventory of tools, supplies, and furnishings; track preventive maintenance and completed work.
  • Assist with inspections and compliance
  • Perform or support Housing Choice Voucher inspections and assist with rental license, HUD, and annual inspections. Stay up to date on HUD standards to maintain high-performer status.
  • Collaborate and support operations
  • Advise supervisors on supply needs, help manage requisitions, and maintain documentation related to maintenance tasks. Serve as backup for other Housing Authority staff as needed.
  • Other duties as assigned

Minimum Qualifications

  • High school graduate or equivalent.
  • Valid driver’s license and the ability to drive a city vehicle.
  • Successfully pass Kari Koskinen and city criminal history background check.
  • Two years related maintenance experience.
  • Computer proficiency including Microsoft Office and maintenance software for work orders and inspections.
  • Strong decision making, problem solving and time management skills.
  • Ability to:
    • Work independently with minimum direction and/or supervision.

    • Respond to afterhours maintenance emergencies as needed.

    • Physically perform all functions essential to the position.

Desired Qualifications

  • Demonstrated cultural competence and comfort with supporting the city’s strategic objectives for advancing racial equity.
  • HUD HQS/NSPIRE certification or other maintenance related certificates or licenses.
  • Additional education or experience in maintenance, especially with residential properties.
