Position Description

Position Title: Facilities Maintenance Technician Department: PW – Facilities Maintenance PW-FM/2

Reports to: Facilities Maintenance Superintendent Supervises: N/A

FLSA Status: Non-Exempt Dates Revised: 1/25

Grade: 10 On-Call/Response Time: Yes

JOB SUMMARY

This position is responsible for the maintenance and repair of city buildings and grounds.

MAJOR DUTIES

  • Maintains a physical presence and reliable attendance with the ability to respond at all hours when
necessary.

  • Performs maintenance, cleaning, and safety services required by government buildings and grounds
owned by the City of Spearfish.

  • Utilizes a variety of power tools, cleaning machines, cleaning tools, and cleaning products.
  • Inspects facilities and ensures compliance with regulations related to safety standards for public
buildings.

  • Assists with coordinating maintenance work with supervisor, department heads, and companies under
contract to ensure smooth accommodations for meetings, conventions, special events, and seasonal or

weather-related conditions.

  • Assists in maintaining all appropriate records of facility maintenance, preventative maintenance, and
repairs.

  • Assists in ensuring compliance with all safety guidelines and policies as established by the City of
Spearfish.

  • Maintains appropriate inventory and requisition supplies, tools, and equipment as needed.
  • Develops and implements work schedules.
  • Monitors and makes adjustment to HVAC systems to assure proper operation in all facilities.
  • Performs basic plumbing, electrical, carpentry repairs, and general construction approximately 30%
of the time.

  • Follows organizational policies and procedures with minimal supervision, and complies with all
applicable local, state, and federal regulations as they relate to each job.

  • Perform snow removal operations.
  • Completes all required safety trainings/classes in a timely manner.

KNOWLEDGE REQUIRED BY THE POSITION

  • Knowledge of janitorial maintenance tools and equipment.
  • Knowledge of building and grounds maintenance principles and practices.
  • Knowledge of city policies and procedures
  • Knowledge of safety guidelines and standards.
  • Skill in the use of hand and power tools.
  • Skill in the of janitorial and maintenance equipment.
  • Skill in dealing with the general public.
  • Skill in oral and written communications.
  • Skill in maintaining effective working relationships.

SUPERVISORY CONTROLS

The Facilities Maintenance Superintendent or the Facilities Maintenance Lead in the absence of the

Superintendent assigns work in terms of general instructions. The supervisor spot-checks completed work

for compliance with procedures, accuracy, and the nature and propriety of the final results.

GUIDELINES

Guidelines include city building codes, electrical codes, ADA regulations, OSHA regulations, state fire

codes, and department and city policies and procedures. These guidelines are generally clear and specific

but may require some interpretation in application.

COMPLEXITY/SCOPE OF WORK

  • The work consists of related facility maintenance duties. The need to coordinate and schedule with
multiple city departments contributes to the complexity of the position.

  • The purpose of this position is to participate in the maintenance and repair of city facilities. Success
in this position ensures the provision of safe and well-maintained city facilities.

CONTACTS

  • Contacts are typically with city staff, contractors, vendors, and members of the general public.
  • Contacts are typically to give or exchange information, resolve problems, motivate persons, and
provide services.

PHYSICAL DEMANDS/ WORK ENVIRONMENT

  • The work is typically performed while intermittently sitting, standing, stooping, walking, bending, or
crouching. The employee frequently lifts light and heavy objects, climbs ladders, uses tools or

equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the

sense of smell.

  • The work is performed in city facilities and outdoors, occasionally in cold or inclement weather. The
employee may be exposed to dust, dirt, grease, irritating chemicals, and machinery with moving parts.

Work required the use of protective devices such as masks, goggles, gloves, etc.

SUPERVISORY AND MANAGEMENT RESPONSIBILITY

None.

MINIMUM QUALIFICATIONS

  • Ability to read, write and perform mathematical calculations at a level commonly associated with the
completion of high school or equivalent.

  • Sufficient experience to understand the basic principles relevant to the major duties of the position,
usually associated with the completion of an apprenticeship/internship or having had a similar position

for one to two years.

  • Possession of or ability to readily obtain a valid driver’s license issued by the State of South Dakota
for the type of vehicle or equipment operated.
