What are the responsibilities and job description for the Building Maintenance Specialist position at City of Midlothian?

Starting Hiring Range: $17.66 - $21.63, hourly
The purpose of this position is to perform tasks related to maintaining overall building appearance and other basic maintenance functions, as needed in regard painting, repair walls, HVAC coil cleaning, HVAC filter changing, ceiling tile replacement, and building parts and supply upkeep for the City of Midlothian facilities. This includes performing some janitorial services as well as overseeing the contracted janitorial staff to unsure satisfactory work is completed.
  • Provides maintenance of HVAC systems at various facilities by troubleshooting and repairing, which may include replacing parts, controls, compressors and heat exchangers for fan motors and entire units, clearing clogged drain lines, replacing dirty filters, installing duct work and diffusers, calibrating electronic and pneumatic controls, and adjusting schedules and set points.
  • Provides general maintenance for facilities, which includes: repairing ice machines; repairing and troubleshooting chiller and air handlers; maintaining lighting systems; painting; repairing and maintaining flooring, roofing, furniture, tables, and cabinets; and moving and transporting items as needed.
  • Performs tasks to increase efficiencies related to building inventory and supply up keep, which includes maintaining and obtaining repair and maintenance parts as needed.
  • Troubleshoots and repairs plumbing systems including replacement of diaphragms, vacuum breakers, and handles on urinals and toilets. Replaces valves and meter devices on sinks and showers. Replaces water heaters and internal parts as necessary. Maintains water and ice machines and plumbing drain lines and filters. Unclogs toilets and urinals. Cleans toilet and urinal overflow in restrooms. Installs and repairs small appliances in kitchens and break rooms as needed. Replaces gaskets and "o" rings on leaky faucets or spigots.
  • Works special events and performs related duties as assigned.
Work requires knowledge of a specific vocational or technical nature that may be obtained with study or training past the high school equivalency.
 
One (1) to three (3) years of related experience is preferred.
  • Work requires the occasional direction of helpers, assistants, seasonal employees, interns or temporary employees. Work requires regular interaction involving exchange and receipt of information.
  • Work may require providing advice to others outside direct reporting relationships on specific problems or general policies. Contacts may require the consideration of different points of view to reach agreement. Elements of persuasion may be necessary to gain cooperation and acceptance of ideas.
  • Ability to regularly interact with others and exchange and receive of information, providing effective and tactful customer service, and work independently with a high level of discretion.
  • A comprehensive, practical knowledge of a technical field with use of analytical judgment and decision-making abilities appropriate to the work environment of the organization, requesting supervisory assistance only when necessary. Special projects are managed with little oversight and assignments may be reviewed upon completion.
  • Ability to allocate and utilize limited resources in a cost-effective manner.
  • Advanced ability to interact with people in a professional and congenial manner.
  • Advanced ability to learn and perform basic operational, technical, and office processes.
  • Independent judgment and decision-making abilities are necessary to apply technical skills effectively.
  • Intermediate ability to read papers, periodicals, journals, manuals, dictionaries, thesauruses, and encyclopedias and to deal with real numbers, practical application of fractions, percentages, ratios/proportions and measurements. Basic ability to write simple sentences containing subject, verb, and object, and/or a series of numbers, names, and addresses.
  • Intermediate ability to write reports, prepare business letters, expositions, and summaries with proper format, punctuation, spelling, and grammar, using all parts of speech.
  • Advanced ability to be organized and have efficient management of time and deadlines.
  • Ability to follow instructions, safety practices, and perform work accurately and thoroughly which requires performing multiple tasks simultaneously under time pressures and deadlines.
  • Ability to establish and maintain effective working relationships.
  • Ability to be punctual and attend work regularly.
Special Requirements
Subject to be on-call during non-working hours.

Mobility within an office and field environment, including confined spaces, is required.

This position is classified as a safety sensitive position and is subject to drug and alcohol testing and ongoing driver record checks during the course of employment.

Licenses & Certifications
Must possess and maintain a valid driver’s license with acceptable driving record as established by the City of Midlothian driving standards.

HVAC Training Certification or experience is preferred.

Work Environment
Moderate exposure to disagreeable elements. Exposure to poor weather conditions, noise and dust. Requires considerable physical effort with potential muscle fatigue caused by difficult work position or movement of material. Frequently lifts and carries objects weighing up to 100 lbs. Frequent exposure to confined spaces. Frequent walking, standing, reaching, and climbing ladders.

Salary : $36,725 - $53,251
