General Description
Olbrich Gardens is in search of a talented individual interested in building maintenance. This position is varied and responsible facility maintenance and custodial work, performing a variety of tasks related to the following:
- Building maintenance
- Equipment maintenance
- Irrigation maintenance
- Routine preventive maintenance for mechanical equipment, heating, ventilation, air conditioning, minor electrical repairs, and minor plumbing repairs
This position will also troubleshoot routine facility user problems. This position performs a broad range of maintenance tasks that includes painting, carpentry, restroom maintenance and cleaning, setting up tables and chairs for rental and in house events and meetings.
Work Schedule: Will work Tuesday through Saturday, 7:00 a.m. to 3:30 p.m.

Examples of Duties and Responsibilities
Preventive Maintenance
Perform preventive maintenance of mechanical equipment and systems commonly used in the outdoor gardens, Bolz Conservatory, and production greenhouse, including the following:
- Preventive routine, daily, monthly, quarterly, maintenance for HVAC systems that includes, boilers, pumps, fans VAV devices, etc.
- Routine maintenance and troubleshooting for electrical systems that includes, but is not limited to, bulb replacement, GFI circuits, fire alarm, sound system, security system, and simple repairs of electrical and outdoor and indoor low voltage lighting
- Routine maintenance and trouble-shooting for plumbing systems that includes floor and grease drain traps, water heaters, floor drains, roof drains and gutters, backflow devices, greenhouse and conservatory fog systems, reverse osmosis systems, and misting systems and indoor and outdoor water features
- Routine maintenance and troubleshooting for indoor and outdoor water features and irrigation systems which includes pumps and filters, blowing out, and winterizing
- Routine and preventive maintenance for greenhouse and conservatory equipment which includes exhaust fans, actuators, paddle fans, vent motors, shades and shade motors, lighting, and additional equipment that is part of the Bolz Conservatory and the production greenhouse
Building Repair and Maintenance
Perform routine repairs and maintenance for a large public building which may include, but is not limited to, the following:
- Painting
- Door locks and latches
- Applying sealants, flashings, weather-stripping, and caulking
- Furniture repairs and minor construction such as building shelves and structures
- Floor maintenance including carpet cleaning
- Glass and screen replacement
- Install light switches, wall outlets, and light fixtures
Customer Service and Event Support
Assist renters and staff with issues relating to their meeting rooms:
- Assist with set up and takedown of tables and chairs. Make alterations to set-up as directed.
- Troubleshoot problems with lighting, sound system, etc.
Perform other duties as assigned.
Minimum Qualifications
- Two (2) years of experience performing varied custodial, building maintenance, or repair work that included mechanical, electrical, and/or plumbing systems; AND
-
Familiarity with the following:
- Heating, ventilation, and air conditioning (HVAC) systems
- Computer software applicable to the duties of the position

Special Requirements
Possession of a valid Driver's License.
Physical Requirements:
Must be able to lift/carry objects weighing up to 75 pounds and perform work while walking/standing for a large percentage of time.
Must be able to frequently bend, twist, squat, climb (including ladders) and reach.
Is expected to perform work on a lift at heights of up to 45 feet.
Requires work outdoors and indoors in all types of weather, including the hot, humid environment of the Bolz Conservatory.
