GENERAL FUNCTIONS:

Responsible for the overall maintenance and appearance of all Port and Marina facilities, buildings, equipment, and grounds including common areas and trouble shoot as expeditiously as possible, all service requests. This position also manages and verifies maintenance contracts for contractual services, as well as any special projects as assigned by the Port & Marine Services Director. Responsibilities include establishing priorities, providing for the effective utilization of employees, equipment and materials. Receives general supervision from assigned supervisory or managerial personnel. Exercises technical and functional direction over and provides training to maintenance and janitorial staff, as assigned.

EQUIPMENT TO BE USED:

· Two-way radio, computer and related software and City vehicles.

· Special equipment as required to perform duties.

· Marine vessels

ENVIRONMENT:

· Inside (with and without air conditioning) and outside in all types of weather.

DUTIES/TASKS/JOBS:

· Conducts long and short-range planning activities.

· Implements policies and procedures as directed by the Port & Marine Services Director and/or Deputy Director.

· Implements, supervises, and evaluates comprehensive maintenance standards and procedures program to ensure that all port and marina facilities buildings, equipment, and grounds are safe, clean, and well-groomed at all times.

· Conducts inspections of all port and marina facilities; corrects deficiencies in safety and condition and determine needs for repairs and/or renovations.

· Plans and implements repair projects approved by Port & Marine Services Director and/or Deputy Director for work performed on port and marina facilities which include building maintenance and repairs within such trades as roofing, air-conditioning, carpentry, electrical, plastering, painting, plumbing and general maintenance.

· Schedule’s routine inspections and emergency repairs with outside vendors.

· Performs preventive and routine maintenance tasks in and around port and marina facilities.

· Create reports on maintenance, repairs, safety and other occurrences for Port & Marine Services Director and/or Deputy Director and other relevant staff.

· Coordination, supervision, and evaluation of assigned personnel, equipment, and facilities.

· Reviews job applications, interviews candidates for open department positions and recommends candidates for hire.

· Deal with the public, user groups, city staff and other related professionals in a professional and service-oriented manner.

· Contributes to effective team management on all problems, issues and opportunities.

· Required to follow all City and Departmental policies, procedures, rules and regulations.

· Collaborate with Port & Marine Services Director and/or Deputy Director on budgeting for facility’s needs.

· Performs other duties as assigned by Port & Marine Services Director and/or Deputy Director.

REQUIRED KNOWLEDGE, ABILITIES, SKILLS/QUALIFICATIONS:

· Knowledge of and ability to prepare short- and long-range repair and maintenance plans.

· Knowledge of and ability to perform and supervise facilities maintenance for buildings, equipment, and grounds by accepted and prescribed standards.

· Knowledge of and ability to properly handle plumbing, electrical, carpentry, and small engine problems.

· Experience in computer use and the ability to use a computer Work Order/Job Order system.

· Knowledge of and ability to prepare reports, evaluations, and schedules as necessary, and assist in preparing budgets.

· Knowledge of and ability to properly maintain all port and marina facilities.

· Ability to supervise subordinates effectively.

· Ability to perform long and short-range planning.

· Ability to schedule needs in advance.

· Ability to maintain harmonious working relationships with all levels of city employees and officials.

· Ability to deal with the public in a sympathetic manner.

· Knowledge of construction and experience in constructing, repairing and renovating commercial and/or public facilities.

· Knowledge of emergency maintenance operations.

· Degree from a vocational school in facility management or related field; equivalent combination of in education, training and experience may be substituted as determined by department head.

· Certifications are highly desirable.

· Able to be contacted in a timely and efficient manner.

· Must work a forty (40) hour, shift and standby work week and overtime as required.

· Verifiable references supporting equivalent combination of required training and/or experience.

· Understanding of occupational hazards and safety precautions.

· Skilled in the operation of power equipment.

· Ability to detect equipment malfunctions and take corrective action.

· Training in maintenance and repair of marine grade utilities.

· Five years relevant experience in general building maintenance; ability to demonstrate or document required job knowledge and/or possess a Journey Level competency card in at least (2) of the following trades - electrical, heating and air conditioning, plumbing, carpentry or welding/fabricating.

· Florida's driver's license or ability to obtain within 30 days.

Job Type: Full-time

Pay: $80,992.00 - $105,289.00 per year
