Position Description

Under the direction of the Facilities Maintenance Superintendent, the City Facilities Maintenance Worker is responsible for performing preventive maintenance and repairs on the buildings of Inver Grove Heights, equipment, and the general operation of the facilities.

Essential Job Functions

Essential Duties and Responsibilities:

Performs a variety of mechanical, HVAC, electrical, and plumbing preventive maintenance and/or repair activities to include:

  • Repairs and/or replacement of light fixtures, emergency lights, ballasts, switches or bulbs.
  • Monitors, repairs, services, and/or adjusts BAS control system.
  • Monitors and fills boilers.
  • Monitors and/or repairs AHU, CUH, MUA, and RTU.
  • Replaces filters, tightens and replaces belts, greases, and/or replaces bearings, replaces motors, and actuators.
  • Inspects and cleans condensing coils and air intakes.
  • Monitors the refrigeration system for the ice rinks and tests cooling tower water.

Communicates with supervisor concerning facility needs, repairs, and the need for contracted services. Monitors and oversees the activities of outside contractors performing repairs and services. Monitors and assesses the facility to identify any preventive maintenance or repair needs/requirements.

Orders materials, supplies, parts, and/or equipment to perform repair and maintenance activities.

Performs general and routine repairs to include:

  • Repairs of plumbing equipment (example – toilets, urinals, fountains, showers)
  • Repair of walls and other surfaces
  • Painting
  • Carpentry work, furniture repairs, door and lock repair

Maintains and services aquatic pools, including:

  • Maintains swimming pools, slides, and plays structures.
  • Performs annual maintenance of pools.
  • Take chemical readings and adjust pool chemicals in accordance with State guidelines and regulations.
  • Repairs and/or coordinates the repair of pumps, motors, UV, filters, and chemical feed systems.

Assists in snow and ice removal of sidewalks, exits, and entry areas.

Performs light custodial work and room setup

Performs other duties of a comparable level or type, as required.


Essential Knowledge and Specialized Subject Knowledge Required To Perform The Essential Functions Of The Job


  • Knowledge of the operation of all equipment required in the performance of the job.
  • Knowledge of all safety precautions, risk management procedures, and proper lifting mechanics.
  • Knowledge of the application, use, and proper storage of all chemicals used in the performance of the job.
  • Knowledge of basic general building maintenance procedures, including basic electrical, mechanical, and plumbing maintenance activities.
  • Knowledge of pool operation, maintenance, and service requirements.
  • Knowledge of preventive maintenance requirements of HVAC, refrigeration, and related equipment/controls.
  • Knowledge of computer operation in monitoring, adjusting, and controlling the HVAC system.

Essential Skills Necessary To Perform The Work:

  • Ability to prioritize work within the city buildings.
  • Customer service orientation.
  • Using tools, chemicals, and equipment relevant to the job.
  • Reading, understanding, and following safety procedures and written instructions.
  • Following City administrative procedures concerning the purchase of supplies and/or services.
  • Implementing established preventive maintenance schedules.
  • Operating HVAC and BAS systems and equipment.
  • Operating power equipment, tools, and hand tools.
  • Conducting routine preventive maintenance activities and repairs involving a general mechanical, electrical, and plumbing nature.
  • Communicating with city staff and supervisors concerning facility needs, meeting schedules, and repair requirements.

Qualifications

Requires a minimum of 2 years’ building maintenance experience or an equivalent combination of education and experience to perform the work. Valid driver’s license. Requires a Special Class Boiler license within 12 months of hire. Must successfully pass a pre-employment drug test, a BCA background check and fingerprinting before starting employment. Employees are also required to complete the Security and Privacy Training and pass a single certification exam annually.

Supplemental Information

Work Environment:
The work involves some potential hazards and risks associated with exposure to various hazardous chemicals, fumes, working at heights on lifts, on roof tops, or confined spaces, physical injury from operating power equipment and hand tools. Duties are performed indoors/outdoors in a variety of weather conditions. The work environment involves exposure to materials and situations that require following safety precautions and may include the use of protective equipment or safety procedures.

Physical Job Requirements:
Employees are constantly walking and standing; frequently using hands and fingers dexterously to handle or feel, talk, hear, and listen, climb, balance, stoop, kneel, crouch, and/or crawl; and on occasion sits in the performance of the job. Exerting up to 100 lbs. of force on occasion; up to 50 lbs. frequently, and/or a negligible amount of force constantly to lift, carry, push, pull, or otherwise move objects, including the human body.

Pay and Benefits Information:
This position is covered under the IUOE 70 - Maintenance union contract. The full pay range is listed below. Maximum placement upon hire is step 3. Benefits include paid time off, health, dental, vision, life and disability insurance, plus pension.
