Be the catalyst that turns a shared vision into visible results. As Downtown Manager, you lead the work to bring the Downtown Master Plan and Kansas Main Street approach to life, build strong partnerships, and position Downtown Hutchinson as a thriving, welcoming, and economically vibrant destination. You also serve as Executive Director of the Downtown Revitalization Partnership (a 501(c)(6)) to align resources, grow membership, and drive impact.
The work you lead
- Strategy & programs: Translate the Downtown Master Plan into annual work plans, budgets, and measurable outcomes. Manage Hutchinson's Kansas Main Street Program using the four-point approach (Design, Economic Vitality, Promotion, Organization).
- Partnerships & engagement: Convene business and property owners, developers, residents, and civic partners through committees and working groups. Represent Downtown at meetings, events, and conferences to keep momentum strong.
- Business vitality & redevelopment: Recruit, retain, and support downtown businesses; coordinate adaptive reuse and infill projects with owners and developers; track key indicators like vacancies, business mix, and investment.
- Marketing, events & placemaking: Lead brand and marketing strategies; activate streets with events and campaigns; champion beautification, public art, and walkability projects; manage websites and social channels.
- Organizational leadership: Serve the Downtown Revitalization Partnership Board (governance, fundraising, membership). Manage contracts and budgets; supervise interns/contractors; prepare clear reports and recommendations.
- Resource development: Identify and secure grants, sponsorships, and partnerships to fund high-impact projects.

What you bring
- Education: Bachelors in urban planning, public administration, business, marketing/communications, economic development, or related field-or equivalent experience.
- License/Certs: Valid Kansas driver's license (required). Main Street America, IEDC, or project management certification (preferred).
- Core strengths: Coalition-builder with success in downtown revitalization/economic development/community planning; strategic execution; strong project management; skilled facilitation and consensus-building; comfortable working with boards, elected officials, and diverse stakeholders.
- Technical skills: Microsoft Office, databases, project tracking; CMS, social media, and digital marketing; data analysis and presentation. Adobe Creative Suite, GIS, and design tools a plus.
- Style & presence: Clear communicator and public speaker; adaptable, collaborative, and accountable; creative problem-solver with an entrepreneurial mindset.
How success is measured
- Progress against the annual work plan and budget; timely, on-target delivery.
- Growth in business retention/recruitment activity and investment downtown.
- Reduction in vacancies and stronger business mix.
- Event reach and downtown foot traffic.
