Summary

Responsible for daily work activities and monitors progress for maintenance, repairs, and construction projects. Ensures that scheduled maintenance is completed and coordinates projects with appropriate leaders, staff, and vendors.?

Essential Functions and Other Important Duties

Essential Functions:

  • Accountable for the efficient operation and maintenance of complex systems, including but not limited to heating, ventilation, and air conditioning, structural, electrical, and plumbing.
  • Oversee and supervise assigned staff to ensure proper procedures are followed in the repair and construction, including but not limited to buildings, heating, ventilation, and air conditioning, structural, electrical, and plumbing.
  • Ensure compliance to local and state electrical codes and regulations by reviewing diagrams, reports, and on-site work; ensures contract work is performed to code and contract specifications.
  • Review and make recommendations to appropriate leadership on plans for new construction, remodeling, and renovation.
  • Supervise employees, including hiring, training, performance reviews, and recommends corrective action. Delegates and ensures completion of multiple projects and operational tasks. Hires and reviews the work performance contractors.
  • Oversee, track, and schedule various building maintenance repair (work order) requests.
  • Complete staff schedules and ensures appropriate staff are available to perform 24-hour call back duty.
  • Completes cost estimates; track and maintain spending amounts on open purchase orders.
  • Assists Facilities Management leadership with developing departmental budget.
  • Review requests and schedule assistance from other City of Denton departments, as necessary, to ensure construction and repair is performed properly and timely.
  • Provides coverage for facility manager, as needed.
  • May be required to work evenings and weekends and respond for 24-hour service calls and responses in support of operational needs.
  • Maintains regular and punctual on-site attendance.

Job Requirements

Minimum Qualifications/ Acceptable Equivalency:

  • High School diploma or GED equivalent with two years college course work in Facilities Management,
  • Five (5) years' experience in building construction and repair/maintenance, including two (2) years in a supervisory or management capacity,
  • Certified Facility Manager (CFM) - IFMA, or related facility management specific certification.
OR
  • Associate's degree in Engineering (Industrial, Civil, Mechanical, Construction Management, Maintenance Management, Electrical), Architecture, Facilities Management, Business, Operations Management, or a related field,
  • Five (5) years' experience in building construction and repair/maintenance, including two years in a supervisory or management capacity,
  • Certified Facility Manager (CFM) - IFMA, or related facility management specific certification.
OR
  • Bachelor's degree in Engineering (Industrial, Civil, Mechanical, Construction Management, Maintenance Management, Electrical), Architecture, Facilities Management, Business, Operations Management, or a related field,
  • Three (3) years' experience in building construction and repair/maintenance, including two years in a supervisory or management capacity,
  • Certified Facility Manager (CFM) - IFMA, or related facility management specific certification.
OR
  • Any combination of related education, experience, certifications, and licenses that will result in a candidate successfully performing the essential functions of the job.
Core Competencies:
  • Knowledge of local, regional, and state industry standards, specifications, and practices for building construction projects.
  • Knowledge of HVAC, plumbing systems, and electrical systems, including techniques for collecting, analyzing, and testing construction materials and have the ability interpret reports generated from such testing.
  • Skill in the principles of project management and coordination of various resources to include internal City staff, contractors, and consultants.
  • Skill in reviewing plans and specifications to determine estimate of time, materials, and equipment necessary to complete work order and construction projects.
  • Ability to apply technical knowledge and follow proper inspection techniques to examine workmanship and materials and detect deviations from plans, regulations, and standard construction practices.
  • Ability to effectively plan and delegate the work of others.
  • Ability to gather and analyze data, draw conclusions, and present data and other information in a clear and logical manner.
  • Ability to form and maintain effective relationships.
Preferences:
  • Journeyman License in related field.
  • Prior working experience in maintenance contract administration.
Conditions of Employment:
  • Must have and maintain a valid Class "C: Driver's License and valid state required minimum automobile liability insurance prior to employment (must obtain Texas Class "C" driver's license and state required minimum automobile liability insurance within 90 days of hire per state law)
  • Must pass a drug test, driver's license check, criminal history background check, and social security number verification check.

Machines, Tools, Equipment and Work Aids:
The essential functions of this position require the use of tools, machines, equipment, and computers. basic office equipment and other, tools and machinery related to work. Some field investigations may require a hard hat, safety vest, or boots.

Environmental Factors:
The essential functions of this position are performed 60% of the time outside and 40% of the time inside including potential exposure weather, debris, odors, chemicals, fumes, gas, and dust in order to monitor the operations of the department. Field inspections may require walking on uneven surfaces, climbing, squatting, and driving.
