The essential functions listed below are those that represent the majority of the time spent working in this class. Management may assign additional functions related to the type of work of the class as necessary.
MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS:- Coordinates and leads Facilities maintenance staff, processes performance evaluations, provides training, process employee concerns and problems.
- Assists Facilities Manager in coordinating, prioritizing, and assigning daily work orders and long-term maintenance projects.
- Reviewing work and establishing work schedules; responds to Facilities Manager for status of work in progress; assists in the inspection of completed work assignments.
- Performs or supervises work necessary to maintain mechanical, electrical/electronic, plumbing, HVAC, Structural and Roofing, and special systems including repair of interior fixtures, furnishings, and equipment.
- Coordinates inspection of, monitor, and repair mechanical, electrical/electronic, plumbing, HVAC, and special systems to determine cost effective repair or replacement.
- Complete necessary administrative reports and records to ensure job requests, repairs, and maintenance work is adequately received, recorded, prioritized, and completed in a timely manner.
- Maintain building security, fire protection/alarm systems, and other specialized equipment in accordance to safety standards.
- Performs or coordinates grounds and exterior building maintenance to include and exterior fixtures and finishes.
- Maintains accurate records of all maintenance, repairs, inspections, and warranties using a Computerized Maintenance Management System (CMMS).
- Assist with development of a comprehensive preventive maintenance program for all facilities and maintenance equipment.
- Ensures all work and facility conditions comply with applicable building codes, ADA standards, and environmental regulations.
- Serves as a primary point of contact for all facility related emergency calls (e.g. power failure, major leaks, HVAC failure) and is available to help repair breakdowns in the facilities as needed.
- Must be available to respond to after-hour and weekend emergencies as needed.
- Assists Facilities Manager in the coordination of emergency operations, building security and procedures.
- Adhere to safe work practices and procedures (OSHA, lockout/tagout).

- High School Graduation or GED equivalent.
- Four (4) years of building maintenance experience or an equivalent combination of education, training and experience.
- Minimum of two (2) of supervisory experience, including scheduling, training, and performance management.
- Must possess and maintain a valid state driver’s license with an acceptable driving history.
PREFERRED EDUCATION AND EXPERIENCE REQUIREMENTS:
- Associate's degree or vocational/technical school certification in Facilities Management, Engineering, or a related building trade
- Progressively responsible experience in commercial or institutional building maintenance, with hands-on experience in at least one major trade (HVAC, electrical, or plumbing).
- A professional certification (e.g., FMP, CFM) or a state-issued trade license (e.g., Electrical, HVAC) is a significant plus.
PHYSICAL DEMANDS:
Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.
