Perform semi-independent preventative maintenance on HVAC/R. Oversees the work of private contractors and minor remodeling projects. Essential Duties *The following is intended to describe core work functions of this classification. While the level and broad nature of essential duties may not change, specific work tasks may vary over time depending on the Citys needs.*\ \
- Maintain and replace electrical fixtures to include but not limited to, receptacles, GFI, photo cells, ballast, wiring, conduit, breakers, transformers, relays, contact points, fans, motors, pumps, etc. ```{=html}
- Roof repairs, to include patching, repair tile and carpets, install electrical equipment, replace locks and doors, weather proof exterior windows, walls and doors.
- Performs preventative maintenance and repairs on plumbing fixtures, water heaters, faucets, valves, fire sprinkler lines, water lines.
- Assist in the installation of HVAC/R units, heaters, motors, compressors and mini splits and equipment.
- Repairs or replaces electrical components, such as: contact points, starters, motors, transformers, breakers, fuses, relays, wire looms and capacitors.
- Maintains written or electronic logs on preventative maintenance, cooling tower, water use, filter changes, belt life, bearing life and cooler pump life cycles, HVAC/R units, boilers and fans.
- Maintain records and monitor activity on Energy Management Control
- Conduct safety inspections and checks of emergency lighting, smoke detectors, fire extinguishers and fire sprinklers.
- Replace air filters on a routine schedule. Perform general cleaning and maintenance tasks on vehicle and equipment. Monitor equipment operations to maintain efficiency and safety.
- Obtain price quotes for suppliers and labor estimates for projects.
- Communicate verbal and written on projects and project needs to coworkers, vendors and contractors.
- May supervise lower-level facilities maintenance staff.
- May analyzes gauge and meter readings related to: pneumatic air, water pressure, water chemicals and solids content, refrigerant pressures, oil pressure and contaminant content. Maintain all records of evaporative cooling equipment. Replace belts, bearings and filters.
- Support the Citys policies, goals, and objectives and work with management and other staff to ethically achieve such goals and objectives; ensure compliance with safety procedures. Minimum Qualifications Education and Experience\ Must possess a high school diploma or GED, and three (3) years paid full-time experience in building construction trades or facilities maintenance or operations, or repair and installation of heating and air conditioning systems.
