Job Overview:
The Project Estimator plays a key role in developing accurate and competitive cost estimates for commercial construction projects. This position reports to the Sr. Estimator and collaborates with our pre-construction, design, and operations teams to ensure each bid reflects Citadel’s high standards for quality, schedule, and profitability. The ideal candidate thrives in a fast-paced environment, has a strong understanding of construction means and methods, and can confidently communicate with owners, architects, engineers, and subcontractors.
Key Responsibilities:
- Prepare detailed and accurate quantity take-offs and cost estimates for all phases of commercial construction projects (ground-up, site development, and interiors).
- Review construction documents and plans and determine which trades, vendors, subcontractors are needed and should be sourced.
- Understand and discuss characteristics and attributes of projects to vendors and subcontractors.
- Be actively involved to find and qualify construction vendors and subcontractors in various markets (i.e. plumbers, electricians, excavation and concrete companies.)\
- Analyze project plans, specifications, and requirements to identify scope gaps, risks, and value-engineering opportunities.
- Solicit, review, and scope subcontractor and supplier bids to ensure accuracy and alignment with project requirements.
- Develop and maintain estimating templates, cost databases, and historical pricing to support consistent bid quality.
- Send bid invitations to subcontractors and vendors on CDS forms, with relevant information.
- Follow up with bidders to ensure we receive pricing and/or bids in a timely manner, and our bid date/schedule.
- Organize and file bids and estimates as received in our file system.
- Send out scopes of work for each trade if required.
- Qualify bids for completeness and comprehensiveness.
- Input line-item cost from bids and estimates into our budget worksheets.
- Collaborate with Project Managers and the Pre-Construction team to transition awarded projects smoothly to operations.
- Participate in pre-bid meetings, design reviews, and internal estimate reviews.
- Support budgeting and conceptual estimating during early design phases.
- Maintain relationships with key trade partners and promote Citadel’s reputation in the subcontractor’s community.
Skills & Qualifications:
- Excellent attention to detail
- Familiarity with analyzing requirement data to develop materials and cost estimates for small to mid-size projects.
- Ability to analyze construction documents, blueprints and project plans to gain a thorough understanding of the project, and determine which trades are needed.
- Expertise with spreadsheets and databases.
- Ability to read and interpret construction documents.
- Excellent written communication and interpersonal skills.
- Exceptional time management skills; highly organized.
- Ability to manage multiple projects in the estimating phase at once, while maintaining accuracy and schedule.
- Understanding of the construction process on small-medium sized, ground up, commercial projects.
- Developing and maintaining relationships with company vendors and contractors.
- Managing bids from vendors and contractors.
- Demonstrated ability to use bid data to prepare detailed a cost analysis and proposals.
- Ability to present prepared estimates to management and other stakeholders.
Salary : $65,000 - $80,000
