We are currently looking for a Property Manager for our Lacey Township property.
The Property Manager runs the day-to-day office/site administration; manages account receivables/payables; assists with budget preparation; supervises maintenance staff; manages resident relations; processes applications/certifications for multiple sites.
RESPONSIBILITIES & DUTIES:
- Complete income verifications, tenant income certifications and annual re-certifications in accordance with LIHTC and NJHMFA compliance manual
- Maintain physical compliance at all times in accordance with CIS, NJHMFA property management and operations guidelines
- Follow up on referrals and advertising leads via telephone, email, or walk-ins
- Review and update leases
- Interview potential applicants; assist those who qualify
- Accurately maintain resident files and ledgers
- Prepare for open houses; maintain waiting list
- Create budget and financial reports for management review
- Prepare monthly resident activities calendar and/or holiday parties (if applicable)
- Ensure proper staffing including the facilitation of 24-hour on-site emergency maintenance
- Utilize and implement steps to address and detect deviations from budgets, vacancies, delinquencies and occupancies
- Inspect building and grounds to identify and address physical defects, outstanding maintenance, and resident violations
- Prepare weekly reports based upon building and grounds inspections and identify preventive maintenance; outline property conditions of building and grounds
- Notify residents in writing of violations to ensure adherence to lease agreement and regulations; notify and request attorney notification to habitual violators
- Prepare legal filings for non-payment and lease violations
Requirements:
· Must have 2 - 3 years' experience in Tax-Credit, Section 8 and/or Affordable Housing
· Must have experience as a leasing professional in a residential community with a proven track record of success in meeting occupancy and delinquency.
· Annual certification experience.
· Supervisory experience of personnel and maintenance staff.
· Must have great customer service and able to handle and resolve resident conflicts.
· Experience with property management software, YARDI a strong plus.
· Proficiency with Microsoft Office Suite, particularly Word, Excel and Outlook.
Schedule:
Must be able to work between the appropriate business hours.
Monday - Friday 9:00AM - 5:00PM (40 hours per week)
