What are the responsibilities and job description for the Operations Manager for Circa Properties, a Property Management Company position at Circa Properties?
Job Summary
This full time role entails managing various procedures and programs of a property management company: overseeing our safety and liability program and maintenance logs, supporting new leasing & resident retention, lease administration, receivables administration, and scheduling work with vendors in coordination with residents. This person works closely with the Property Manager (who has been the Operations Manager for 5 years and is now being promoted), leasing staff, maintenance staff, and residents on a daily basis. This person also has primary responsibility (after significant training!) for planning and executing our turnover period, when we get apartments ready for new move-ins from late July through Mid-August. Weekend work is necessary during this period, but otherwise it is a 10-6pm, M-F in-office role.
While a real estate or property management experience isn't a necessary prerequisite, a good fit should have a strong interest in this industry as a pathway for growth. We will look for someone extremely competent, organized and detail oriented, with excellent written communication skills to handle all the documentation we do. Someone who can be friendly with residents but also tough when needed. Someone who is familiar with and enjoys home improvement DIY-type projects so they can converse intelligently with vendors and maintenance. Someone who is internally motivated and self-guided, who can handle periods of intense focused work and slower stretches of time when we're not as busy. Someone who will be comfortable working in a small business environment, being a part of an extremely close knit team of ~10 colleagues.
