The Community Business Manager oversees the management of all physical and financial aspects of the community

- Communicates effectively and professionally with all residents and coworkers while promoting a team environment
- Accountable for all community operations including monitoring and enforcing all policies and procedures including accounts receivable/payable
- Manage all community staff and all aspects of employment in conjunction with Human Resources and Regional Manager
- Assist in the preparation and implementation of annual operating budgets and forecasts and prepare community specific reports timely and accurately including Yardi driven reports and financial reports
- Ability to handle contractual obligations with vendors, and in assistance to the Regional Manager enter and or/resolve issues within new and current contacts while effectively negotiating the best options and prices for the community
- Investigate and resolve resident complaints concerning the community or their home, other residents or visitors and inspect community units on a regular basis to determine repairs or maintenance as needed
- Responsible for creating and managing content on multiple social media platforms to build an audience and ensure customer engagement; Create and execute weekly and monthly content calendar
- Execute a strong online reputation strategy to maintain a high rating and volume of reviews on multiple platforms
- In assistance to the Regional Manager and the marketing department, analyze, implement and review short and long-term marketing plans. Maintain detailed knowledge of the market through industry specific reporting
- Ability to execute and oversee all leasing practices including all aspects of lease renewals
- Lead all legal efforts in community operations which may include representing CIP in court proceedings
- Absorbs and complies with laws/policies regarding Federal, State and Municipal Fair Housing Laws, State Tenant Landlord Act, and the Federal and State Safety Regulations

- Bachelor’s degree preferred
- Will be required to obtain CAM and/or CRM designations
- Proven track record of managing a successful community in the areas of coworker management, high operational standard and ultimately meeting financial expectation of the company and ownership
- Safely and legally operate an automobile and golf cart
- Ability to add, subtract, multiply, and divide in all units or measure, using whole numbers, common fractions, and decimals
- Ability to interpret and retain a variety of instructions furnished in written, oral, and electronic form.
- Current driver’s license with minimal violations is required. Current coworkers may be required to obtain additional licenses such as CPR
