Job Summary
This position is responsible for working with the Property Manager to ensure, coordinate and oversee the safety, quality, maintenance, and repairs of all equipment and systems of the apartment community.
Duties and Responsibilities
The duties and responsibilities include, but are not limited to:
- Review daily work order, cleaning, and preventative priorities and assign work to qualified team members
- Regularly communicate with the office personnel regarding the status of work orders, projects, and apartment turns
- Maintain, repair, and inventory all supplies and equipment owned by the property and ensure proper storage
- Supervise apartment turns and pool/ground maintenance
- Provide residents with outstanding customer service by communicating with residents effectively and resolving service requests timely and properly
- Supervise and train the maintenance staff
- Oversee all repairs and ensure that work is completed correctly, timely, cost-effectively, and without compromising safety
- Responsible for 24-hour emergency maintenance services as scheduled
- Comply with all health and safety regulations and practices on site
- Conduct and supervise preventative maintenance work
- Conduct safety inspections
- Frequently inspect facilities to proactively detect potential problems and recommend the necessary repair or maintenance
- Participate in maintenance staff recruitment and ensure the proper onboarding
- Oversee and enforce good record-keeping practices
- Regularly inspect the quality of performed maintenance work
- Communicate policies, procedures, and any updates to maintenance staff
- Work closely with vendors, outsourced service providers, and contractors to protect the interests of the facility
- Help with the development of maintenance procedures and proactive maintenance programs like preventative maintenance
- Recommend budget items, contributing to the development of an annual maintenance budget
- Recommend upgrades, overhauls, and other changes to systems and equipment
- Actively participate in projects (e.g., remodeling or renovation)
- Actively discuss staff-related challenges with management
- Other duties as assigned
Qualifications
- 2 years of Maintenance Supervisor experience
- 3 years of apartment maintenance experience
- High School equivalent
- Strong leadership and organizational skills
- EPA Certification
- CPO Certification
- Must have own tools of the trade
- Must have Driver’s License and reliable transportation
- Must have a strong commitment to the service needs of the apartment community and the people within it
- Must possess the ability to read and comprehend equipment manuals and follow directions
- Must be proficient in the use of power tools relevant to the job
- Computer literate with capability in email, Microsoft Office, and Rent Manager (preferred)
- Must possess excellent listening skills and attention to detail
- Strong working knowledge of building trades, cleaning procedures, and general apartment maintenance to include HVAC, appliances, electrical, plumbing, carpentry, and drywall troubleshooting and repair
- Excellent time management skills
- Must be able to use independent judgment (following prescribed procedures) to determine actions to be taken, priorities, emergencies, etc.
- Must have a complete understanding and working knowledge of the company’s policies and procedures
- Solid understanding of health and safety regulations and practices
Working Conditions & Physical Requirements
- Must be able to be on-call 24/7 for emergencies
- Must be able to work outdoors in all weather conditions, as well as dirt and dust
- Must be able to withstand the high physical demands of the position
- Must have normal range of hearing, vision, color discrimination, and depth perception for proper operation of machines and equipment
- Requires the use of appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.)
- Must be able to move, carry, reposition, and/or lift items weighing up to 100 lbs.
- Ability to walk and stand for long periods
- Ability to climb stairs, ladders, and scaffolds, all while maintaining balance
- Regularly required to stoop, lift, sit, kneel, crawl, bend, push/pull, reach, and navigate difficult terrain and access small areas.

Supervises: Maintenance Technician, Groundskeeper
FLSA Status: Non-Exempt (Hourly)
Pay: $28.00 per hour
