Summary
Under limited supervision, works across campus and troubleshoots, repairs
mechanical, electrical, plumbing, boiler and HVAC equipment. Provides
assistance with preventative maintenance systems and special projects.
Supports other areas of the Maintenance / Engineering department as needed.
Submits daily, required documentation. Five years experience working in a maintenance technician role.

- Troubleshoots and repairs plumbing and electrical equipment.
- Troubleshoots and repairs HVAC and boilers.
- Assists with the preventative maintenance program.
- Ensures compliance with regulatory agencies, including but not limited to,
- Rotates on weekend and night call-back rotation list.
- Adheres to policies and procedures regarding safety.
- Treats cooling towers and boiler systems
- Conducts generator start-up, run, maintenance and testing. Document
- Ability to obtain CPO and forklift certification
Maintenance Technician 2
- Attends training courses at community and maintains up to date monthly,
- Other duties as assigned, and which relate to the success of the community
Qualifications

- Ability to use test equipment and hand tools to include: meters, gauges,
measuring instruments.
- Ability to read blueprints and schematics.
- Ability to perform troubleshooting techniques.
- Ability to communicate effectively, verbally and in writing.
High school graduate or equivalent.
Three to five years’ experience in general building maintenance, wiring,
plumbing, and HVAC. Working knowledge of general building repairs, i.e.,
plumbing, wiring, etc.
REASONING ABILITY
- Ability to exercise judgment and discretion in establishing and maintaining
- Works under limited supervision.
- Valid North Carolina or South Carolina driver’s license and satisfactory driving
- CFC certification from an approved agency.
- Electrical, mechanical, plumbing certification preferred.
