Qualifications:
- Current Nebraska Drivers license.
- Ability to work with residents, the public and volunteers.
- Willingness to work as a team member and to assume responsibility.
- Ability to understand and carry out instructions by Supervisor pertaining to maintenance duties.
- Ability to follow instructions and work with other maintenance personnel to see that all assigned duties are performed.
- Mechanical aptitude; ability to make simple repairs.
- Adequate understanding of the maintenance required for buildings, grounds and equipment.
- Must be a self starter; must be at work at the assigned times.
- Must be respectful and compatible with residents and staff. Experience in long term care is preferred.
Essential Function
- Able to work closely with others. Able to work independently.
- Ability to follow oral and written instructions.

- Ability to meet standards of good hygiene and personal cleanliness.
- Ability to stand and walk for extended periods of time on hard surfaces and carpet. Able to be seated for extended periods.
- Ability to hear, speak, read, and write, with residents, family members, the public, and surveyors.
- Patience with the elderly, and the ability to communicate with them about their needs.
- Ability to lift up to a minimum of 75 pounds.
- Ability to push, pull, and lift, such as wheelchairs, laundry carts, lawnmowers, snow blowers, weed eaters, and hedge trimmers.
- Ability to stoop, kneel, reach, lift, feel, and grasp.
- Clear vision at less than 20 inches and also up to 50 feet; for example, to read federal/state regulations, to see nurse call lights, to drive a vehicle(if using the facility vehicles), and to safely navigate in resident rooms.
- Ability to keep several instructions straight while completing daily job duties.
- Flexible enough to cope with sudden changes in plans or routine. Able to handle the stress of the work flow.
Responsibilities
- To work with the Maintenance Director in planning, organizing, and carrying out the maintenance program of the Home.
- In the absence of the Maintenance Director , to ensure that the responsibilities and plans of the department are carried out.
- To work together in a spirit of team work within the department.
- To encourage and assist residents.
- To report unusual observations to the Charge Nurse.
- To keep resident and facility matters confidential.
- To report to work as scheduled by the Maintenance Director.
- To follow infection control and universal precautions procedures.
- To obey the requirements of the Employee Handbook, and to complete required in-services.
- To perform other duties as requested by the Maintenance Director or the Administrator.
- Transport dirty laundry from unclean linen rooms to the laundry at the times specified by the supervisor.
- Assist nursing, housekeeping, and other departments with maintenance or lifting needs, if assistance is requested , or run errands in town as needed.
- Transport residents by the van or automobile, as needed.
- Weekend assignment (every fourth weekend)
- Respond to emergency maintenance needs on your weekend.
- Be familiar with basic emergency generator operation and care.
- Assist with fire/safety requirements, as needed.
- To perform other duties as requested by the Maintenance Director or the Administrator.
- Lawn Care: See that the lawn is well maintained (mowed, watered, fertilized, weed control insect/ grub control, etc.)
- Tree Care: Water, prune, and care for as needed.
- Keep all outside doorways and grounds free of trash and other debris.
- Be responsible for all of Chrisoma Villa's maintenance needs:
- Care for the whirlpool and see that the water stays purified.
- Care for inside plants, including watering and insect/disease control.
- Ensure proper repairs of building and equipment by own skiIIs or by properly licensed service repair shops.
- During winter be responsible for snow removal/ driveway and sidewalks are to be kept clear of snow and ice.
- Weekend assignment (every 4th weekend)
Van Driver
- Transport residents to and from facility for doctor's appointments.
- Transport residents to and from downtown for weekly shopping.
- Pick up medications at local pharmacies and deliver to facility
- See that the van is properly maintained for gas, oil changes, tire pressure, general repair and washing.
- Assure that the wheelchair lift is operating properly.
- Assist with errands and other duties as assigned by Supervisor (including small maintenance requests)
