A Brief Overview
The Senior Building Systems Engineer is responsible for the operation, troubleshooting, repairing, maintaining, and documentation of the heating, refrigeration, air conditioning, and other complex mechanical/electrical building systems. Additionally, the Senior Engineer supervises other Plant Operations staff in the absence of the Shift Supervisor and provides advanced expertise in maintaining and repair of capital equipment.
What you will do
Supervises staff in the absence of the Lead shift person and monitor break, report, end of shift and productive time. Distributes and monitors corrective and preventative maintenance work. Documents performance of staff.
Independently operates - chillers, boilers, medical and lab gases, medical and lab vacuum, motors, pumps, AHU’s, emergency generators, building automation systems fire alarm systems, high purity water systems, fire pumps, cooling towers, switchgear, motor control centers, computerized tube system, hot water generators and other related equipment.
Independently troubleshoots core plant systems - chillers, boilers, steam system, medical and lab gases, medical and lab vacuum, compressors, pumps, base refrigeration, motors, fans, cooling towers, air distribution systems, motor starters, basic electrical systems, control systems and other related equipment.
Independently repairs with less than 10% call back - motors, bearings, shafts, seals, packing, boilers, deaerator and surge system, chillers (oil and refrigerant),base refrigeration, thermostats, reheat valves, air boxes, fan coil units, prv’s, safeties and other related equipment.
Routinely monitors and accurately documents equipment status. Takes immediate action to correct variances and/or reports to supervisor.
Maintains equipment and related facilities in accordance with preventative maintenance standards and manufacturer’s standards.
Provides prompt and courteous response to all service calls. Responds to 90% of all service calls within fifteen (15) minutes of request. Calls user within thirty (30) minutes if unable to respond. Confirms repair, adjustment, or need for follow-up service with requestor prior to leaving area. Provides service in a courteous, professional manner always.
Performs maintenance services throughout facility on second and or third shift during week and on all shifts during weekend. Provides detailed communication, both written and verbal, to supervisor and co-workers about equipment and system abnormalities and changes.
Documents repairs/adjustments performed through accurate, complete entries in logbook, on work orders and on preventative maintenance forms. Communicates all pertinent equipment and operation information to co-workers thereby providing for an accurate shift turnover.
Demonstrates a working knowledge of all Hospital and Department Emergency Response procedures.
Maintains a clean, safe environment throughout the facility.
Monitors service contractors for work performance, billable hours, and quality customer interface and job site management.
Education Qualifications
High School Diploma / GED - Required
Technical Diploma from a Trade field of study - Preferred
Experience Qualifications
At least five (5) years experience in mechanical systems - Required
At least one (1) year experience in supervision - Preferred
Skills and Abilities
Demonstrate a working knowledge and ability to operate computer-based fire alarm, power monitoring, and other facility management building control systems. (Required proficiency)
Read blueprints, ladder diagrams, and wiring schematics. (Required proficiency)
Troubleshoot and correct malfunctioning equipment. (Required proficiency)
Operate and maintain multiple building physical plants. (Required proficiency)
Operate hand and power tools. (Required proficiency)
Demonstrate excellent communication skills both written and verbally to customers and co-workers. (Required proficiency)
Demonstrate excellent problem solving skills. (Required proficiency)
Demonstrate the ability to maintain excellent customer and co-worker relations. (Required proficiency)
Licenses and Certifications
EPA Class 4 Certification - Vocational School granting EPA Certification - upon hire - Required and
Philadelphia Class (grade) A Engineer - Philadelphia Licensing & Inspections - upon hire - Required
