JOB DESCRIPTION

Facilities Maintenance Worker

 

Under the supervision of the facilities maintenance supervisor, the facilities maintenance worker shall be responsible to:

1. Inspect building, parking areas, and other structures to determine functional systems and needed repair. Provide notes and recommendations using a pre‐established check sheet.

2. Perform minor electrical maintenance to include, but not be limited to, replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.

3. Perform minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, and water closets).

4. Perform minor carpentry and masonry work (e.g. prepare and patch concrete, stucco, and wood surfaces). 

5. Reconfigure, install, position, and remount modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.

6. Prepare surfaces and paint various walls, doors, and exterior metal surfaces. 

7. Clean rooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, parking lots, and other work areas.

8. Perform other related duties as assigned.

 

EMPLOYMENT STANDARDS

Required education and Experience:

  • High school graduate or equivalent.
  • Minimum of two years’ successful direct hands-on experience performing standard building maintenance and repairs utilizing applicable hand and power tools. 

Knowledge and Abilities: Ability to effectively speak, read and understand oral and written instructions in the English language. Ability to work a flexible schedule. Knowledge of established skilled maintenance and preventative maintenance standards and procedures. Knowledge of Microsoft Office applications. Knowledge of electronic work order systems or ability to quickly learn program. Above average mechanical aptitude. Knowledge of door and lock maintenance. Ability to work in environment using various painting equipment and related tools (e.g., sprayers, rollers, brushes, thinners, etc.). Ability to solve routine maintenance problems with little direct supervision. Ability to work effectively and in cooperation with all staff levels. Ability to effectively prioritize daily assignments and effectively perform routine tasks with little direct supervision.  

Physical Abilities:   Ability to see at normal distance and hear normal conversations and sounds. Physical ability to regularly and safely lift, carry, or otherwise move objects weighing up to 40 lbs. Occassionally, this position may require lifting, carrying or otherwise moving of objects weighing over the 40 lb. limit either with the assistance of equipment or another individual. Physical ability to effectively use standard maintenance and power tools. Ability to regularly and safely drive a motor vehicle in the course of work.

License or Other Requirements: Must possess a valid California driver’s license and submit to a job-pertinent, agency-paid pre-employment physical examination, negative tuberculosis test and criminal record background checks. Employment is conditional pending satisfactory results of all required tests and background checks mentioned above. Periodic physical examinations and TB clearances will be required if hired.
