Firm Overview: Chestnut Realty Management (“Chestnut”) is a Boston-based private real estate firm focused on investing in stable commercial real estate assets that provide asset preservation and current income with the potential for long-term growth. Formed in 2012, Chestnut purchases and manages commercial real estate throughout New England, South Florida and the Mid-Atlantic. Position Title: Associate - Investments
Location: Boston, MA
Position Overview: The Associate will be a key contributor to the day-to-day operations and strategic initiatives of Chestnut’s growing real estate platform. This is a junior-level hire suited for a highly motivated and organized individual with strong analytical skills, a collaborative mindset, and a demonstrated interest in real estate.
The role is broad-based and dynamic - the Associate will support both asset management and acquisitions, assist in coordinating with third-party and in-house property management, and take ownership of ad hoc projects that drive operational and investment performance.
This position provides a unique opportunity to gain hands-on exposure across the full life cycle of commercial real estate, working closely with senior management in a fast-paced, entrepreneurial environment.
Essential Duties and Responsibilities:
· Assist in day-to-day execution of business plans for Chestnut’s portfolio, including leasing, budgeting, and capital improvement initiatives.
· Support the acquisitions team through coordination of due diligence, market research, and investment analysis.
· Help manage relationships with third-party property managers and vendors; ensure timely follow-up on property-level tasks.
· Perform ad hoc analyses and projects to support decision-making across the team.
· Review and abstract leases, operating agreements, and loan documents.
· Monitor financial and operational performance of assets; assist with quarterly and annual reporting.
· Maintain internal tracking tools and dashboards related to leasing, capital projects, and financial metrics.
· Develop and refine Excel models.
· Participate in site visits and tenant meetings as needed.
· Refine and work within Yardi Voyager.
Required Skills and Attributes:
· Strong analytical, organizational, and communication skills.
· Advanced Excel proficiency; Argus or Yardi experience a plus.
· Understanding of core real estate financial concepts (NOI, IRR, NPV, yield, etc.).
· Ability to prioritize and manage multiple projects in a fast-paced environment.
· Strong initiative and problem-solving mindset.
· Professional demeanor and ability to work effectively with tenants, partners, and vendors.
Qualifications:
· Bachelor’s degree required (Finance, Real Estate, Economics, or related field preferred).
· 0–3 years of relevant experience (real estate preferred).
· Demonstrated interest in real estate investment and operations.
· Full-time, in-office position (Boston).
· Occasional local and regional travel required.
