Portfolio Manager

CSP is partnering with a growing real estate private equity firm in their search for a Portfolio Manager focused on Loan Operations. The role will report to the Chief Operating Officer and be primarily responsible with helping facilitate loan advances, extend or modify loans at maturity, address problem loans within the portfolio and onboard new loans into the portfolio. The role will require an organized, experienced real estate lending professional who can comfortably correspond with existing clients and third-party vendors to obtain necessary loan-related information and then work with the rest of the Operations team and company Management to turn the information into resulting business decisions and loan documentation. The Portfolio Manager will have an active role in the review of requests for loan advances (both construction-related and otherwise) and will help process them from request intake to completion to ensure the necessary precautions and risk management practices have been observed. A deep understanding of the real estate construction and development process is required. The right individual for the position will be both strongly collaborative with a focus on team objectives but also able to manage and organize their own personal workflow on a daily, weekly and longer basis.

PRIMARY DUTIES AND RESPONSIBILITIES:

• Review loan documentation and enter loan-level terms, parameters and information into the company’s loan servicing software and loan-level tracking mechanisms.

• Spearhead the collection and review of post-closing items for loans and generally support the loan operations team.

• Analyze borrower requests and loan issues to make suggestions to management on paths forward;

• Identify requested adjustments to procedures and processes, including analyzing risk/reward and value of collateral implications to the organization for making procedural adjustments.

• Interface with firm’s loan officers, borrowers and third-party vendors to move through standard requests and troubleshoot and address non-standard requests

• Analyze financial information to determine loan parameters such as debt service coverage, debt yield, lease maturities, loan basis, cashflows, sources & uses, etc.

• Perform financial analysis and identify disparities, risks, and creative structures to mitigate risk for existing loan modification requests.

• Review real estate documents (leases, loan documents, appraisals, etc.) to determine if any issues exist and determine what could be a concern.

• Review property and market level information in loan administration by analyzing third party reports such as a PCA, ESA, survey, zoning, and property taxes.

• Use understanding of loan-level terms to review and approve debt-service calculations and payoffs

QUALIFICATIONS:

• At least 5 years of real estate lending experience (with experience in construction loan administration, direct client relations or loan loss mitigation a strong plus)

• A thorough understanding of the real estate development and construction process, including the entitlement phase, permitting, and change order processes

• Familiarity with construction draw schedules and the construction draw administration process

• Expert in Microsoft Excel; experience with loan servicing software a strong plus

• Strong written and verbal communication skills; collaboration with both team staff and clients will be a large part of the role

• Must be organizationally focused and able to prioritize and manage numerous tasks simultaneously
