Market Intelligence Analyst
Chesapeake Homes is seeking a highly analytical and proactive Market Intelligence Analyst to deepen our understanding of competitive activity across the Mid-Atlantic region—from South Carolina through Virginia. This role will be the organization’s go-to expert on market conditions, homebuilder competition, community positioning, pricing, product trends, and consumer shifts.
The ideal candidate thrives on gathering data, spotting patterns, and translating insights into actionable recommendations that directly influence sales, product strategy, and decisions.
Essential Duties & Responsibilities:
▪ Competitive & Product Strategy
o Run a competitive intelligence program, including secret-shop cadence
o Benchmark product specs, elevations, square footage mix, and lot premiums
o Evaluate option packages and structural upgrade trends across competitors
o Provide recommendations on product design or strategy
▪ Pricing & Incentive Strategy
o Track weekly:
▪ Pricing changes
▪ Incentive shifts
▪ Rate-buydown trends
▪ Inventory clearance tactics
o Partner with Sales leadership
▪ Support for Land & New Community Launches
o Conduct competitive feasibility studies for land acquisition
o Provide go/no-go insights on new submarkets
o Build launch playbooks including:
▪ Pricing
▪ Positioning
▪ absorption expectations
▪ marketing differentiation
▪ Market Forecasting & Early-Warning Indicators
• Monitor leading indicators like:
o Permits
o Starts
o Cancellations
o economic migration data
• Deliver quarterly market outlooks with risk opportunity calls
▪ Digital & Marketing Intelligence
o Analyze competitor:
▪ digital ads
▪ social campaigns
▪ website CTAs
▪ lead-gen tactics
o Report on SEO/SEM positioning gaps and shifting buyer behaviors
▪ Internal Reporting & Enablement
o Build executive dashboards
o Maintain a central intelligence repository—living, searchable database
o Present findings in:
▪ monthly division strategy meetings
▪ quarterly leadership business reviews
▪ Cross-Functional Partnerships
• Sales → traffic insights, conversion patterns
• Land → future submarket opportunities
• Purchasing → spec/feature cost vs. competitive demand
• Product → plan alignment with buyer market trends
▪ Other duties as assigned
Required Skills & Qualifications:
▪ Bachelor’s degree in Marketing, Economics, Business, Real Estate, or related fieldpreferred
▪ 2–5 years of experience in homebuilding, real estate development, new home sales analytics, market research, economic/industry analysis or similar
▪ Strong data interpretation and visualization skills (Excel, PowerBI/Tableau preferred)
▪ Experience with industry tools a plus (Zonda, Metrostudy, MLS, CoStar, ESRI, etc.)
▪ Ability to synthesize large amounts of information into concise, actionable insights
▪ Excellent communication skills, both written and verbal
▪ Comfortable with periodic travel across SC–VA region
Schedule:
• Monday-Friday, standard daytime hours; 8:30 am - 5 pm
Job Type:
