Job Summary
We are seeking a proactive and skilled Full Time Maintenance Technician to join our dynamic facilities team at Cherokee Hills Apartments in Waterford, MI. In this vital role, you will be responsible for ensuring the optimal operation, safety, and maintenance of building systems and equipment. Your expertise will help create a safe, comfortable, and efficient environment for residents, staff, and visitors. The ideal candidate is energetic, detail-oriented, and possesses a strong foundation in mechanical, electrical, plumbing, and HVAC systems. This is a full time position for Monday-Friday 8:30 am -5:00 pm with rotating on call schedule.
Duties
- Perform routine inspections and preventative maintenance on electrical systems, plumbing, HVAC units, and building interior components to ensure continuous operation.
- Troubleshoot and repair electrical equipment using schematics, ohmmeters, hand tools, and other diagnostic devices.
- Conduct HVAC system repairs including filter replacements, refrigerant checks, and system calibrations to maintain optimal climate control.
- Carry out plumbing maintenance and repairs such as fixing leaks, unclogging drains, and maintaining plumbing systems in residential or commercial settings.
- Utilize welding skills and mechanical knowledge to repair or fabricate parts as needed for facilities equipment.
- Maintain facilities equipment including motors, pumps, valves, electrical panels, and other mechanical components with precision.
- Perform painting tasks related to maintenance painting projects to uphold building aesthetics and safety standards.
- Read schematics and technical manuals accurately to troubleshoot complex issues effectively.
- Lead or assist with carpentry projects related to interior repairs or modifications within the building.
- Maintain detailed records of all maintenance activities, including work orders, inspections, repairs, and safety checks.
- Support customer service efforts by communicating clearly with residents or staff regarding maintenance schedules or issues.
- Follow safety protocols diligently during all maintenance activities to ensure a safe working environment.
Qualifications
- Proven experience in facilities maintenance or a similar role with a strong background in electrical work, plumbing, HVAC systems, and mechanical repairs.
- Proficiency with hand tools, electrical equipment repair tools (including ohmmeters), schematics reading, and troubleshooting techniques.
- Knowledge of programmable logic controllers (PLCs) is preferred but not required; familiarity with electrical systems is essential.
- Ability to perform welding tasks safely and effectively; experience with residential painting is a plus.
- Strong understanding of building interior maintenance standards and facilities equipment upkeep.
- Excellent communication skills in English for clear documentation and customer interactions.
- Experience with maintenance, repair & operations (MRO) procedures including schematics interpretation.
- Ability to work independently or lead small teams when necessary; leadership qualities are advantageous.
- Physical ability to perform manual tasks such as lifting heavy objects, climbing ladders, bending, and standing for extended periods.
