Facilities/Maintenance Manager
Job Description
Position: Full-Time (Hourly)
Reports To: CEO
Job Description
Reporting directly to the CEO, this position is primarily responsible for maintaining the overall condition, physical safety, and smooth operation of the mechanical systems of the YMCA to ensure that the facilities and grounds are clean, safe and in good repair at all times. This position is responsible for the general maintenance and repair of equipment, components, fixtures, etc.
Qualifications
- High school diploma required; advanced degree preferred.
- Experience in facilities management. Education may be supplemented for years of experience.
- Facility certification in at least one major discipline preferred (electric, HVAC, or plumbing).
- Minimum age of 21.
- Typical requirements within 30 days of hire include: CPR; First Aid; AED; CPO
- Completion of YMCA program-specific certifications.
- Ability to relate effectively to diverse groups of people from all social and economic segments of the community.
- Ability to maintain positive relationships with co-workers, subordinate staff, and volunteers.
Skills and Competencies
- Experience in property management, preventative maintenance, HVAC, plumbing, pool maintenance and housekeeping.
- Ability to monitor, supervise and correct staff working in the housekeeping department to ensure the highest level of quality of cleanliness.
- Possess excellent people skills, be highly motivated and have a positive attitude about the YMCA and its mission.
Essential Functions
- General building and grounds maintenance includes without limitation, physically performing minor carpentry, cleaning, electrical, furniture/equipment assembly, landscaping, grass cutting, masonry, painting, plumbing, supply and inventory control, and event preparations.
- Responsible for the proper operation and documentation on all building systems, to include without limitation, fire alarm, fire sprinkler, security alarm, emergency lighting and signage, emergency egress, building access control, monitoring and recording, communications, disposal, sanitary, domestic water, plumbing, electric, heating, cooling, and ventilation.
- Collaborates with the Program Director and staff to ensure property and grounds meet the needs of all programming.
- Responsible for making sure all pool, steam room, sauna and whirlpool systems are functioning as designed and helps with scheduling complex repairs and replacements.
- Inspects building envelope including masonry, concrete, waterproofing, fire escapes, roofing, building entry and access, and other physical construction components and systems for structural and physical integrity.
- Provides overall coordination of facility maintenance, including planning and developing preventative maintenance programs and annual improvement plans for facility.
Physical Demands
Ability to lift heavy program equipment as well as the ability to operate machinery and tools.
Position may include some 6-day work weeks (special events or projects) and on-call support and response to emergency facility issues as needed.
