Position Title: Maintenance Technician/Full Time (non-exempt)

Reports to: Maintenance Foreman

Supervises: No Supervision Responsibilities

DUTIES AND RESPONSIBILITIES

Position Summary

We are seeking a proactive and skilled Maintenance Technician to join our dynamic team. In this vital role, you will be responsible for maintaining, repairing, and troubleshooting a wide range of mechanical, electrical, and plumbing systems across our facilities. Your expertise will ensure that all equipment operates efficiently, safety standards are upheld, and operational disruptions are minimized. This position offers an exciting opportunity to apply your technical knowledge in a fast-paced environment while contributing to the seamless functioning of our organization. The Maintenance Technician is responsible for performing a wide range of maintenance, repair, and groundskeeping tasks to ensure the safety, cleanliness, and overall condition of Housing Authority-owned and managed properties. This position supports the timely turnover of residential units, addresses routine and emergency work orders, and participates in preventative maintenance to preserve the long-term functionality of buildings, equipment, and grounds. Working under the general supervision of the Maintenance Foreman, the technician is also expected to contribute to janitorial duties, share in the on-call rotation, and maintain professional interactions with residents, staff, and vendors. The role requires a strong work ethic, technical skill, physical capability, and a commitment to high standards of service and public professionalism.

Key Responsibilities

Essential Job Functions of the Maintenance Staff

  • Perform timely and effective maintenance of assigned residential units to ensure consistent quality and functionality.
  • Complete cleaning, repair, and turnover of vacated units within the required timeframe to support rapid re-occupancy and maintain high occupancy levels
  • Carry out routine grounds’ maintenance tasks including mowing, trimming, edging, weeding, snow removal, ice melt application, litter control, garbage removal, and parking lot upkeep.
  • Process and complete work orders in accordance with applicable laws, agency policies, and program guidelines.
  • Attend move-out inspections with housing staff to determine unit turn needs.
  • Change locks and implement security measures prior to new tenant occupancy.
  • Report observed tenant violations of housing rules and regulations to the appropriate supervisor or housing specialist.
  • Conduct preventive maintenance on buildings, equipment, and grounds to avoid major repairs and extend asset life.
  • Provide janitorial, grounds and custodial support for agency buildings, grounds and shared spaces.
  • Assist with the care, operation, and routine maintenance of agency-owned equipment and vehicles.
  • Participate in the on-call rotation for all CCWHA properties, responding to after-hours emergencies and urgent maintenance issues, including on evenings, weekends, and holidays.
  • Attend required staff meetings, agency briefings, and professional development trainings.
  • Maintain professional interactions with tenants, contractors, vendors, employees and service providers.
  • Perform other duties as assigned to support the goals and operations of the Housing Authority

QUALIFICATIONS

Required Abilities and Skills:

  • Proficient in basic repair techniques including heating, painting, carpentry, plumbing, and electrical work.
  • Knowledge of materials, methods, and tools commonly used in residential and grounds maintenance.
  • Skilled in the safe and effective use of hand tools, power tools, and mechanical equipment.
  • Ability to perform basic maintenance on irrigation systems, grounds, and various facility components.
  • Capable of operating lawn care and snow removal equipment safely and efficiently.
  • Strong communication skills, both verbal and written, to interact with colleagues, supervisors, vendors, and residents.
  • Ability to work independently with minimal supervision while managing tasks efficiently and effectively.
  • Physically capable of performing moderately strenuous manual labor outdoors and in adverse weather conditions.
  • Demonstrated reliability through regular and punctual attendance.
  • Willingness to work overtime and adjust schedules as necessary to meet operational demands.
  • Ability to establish and maintain positive, professional, and respectful relationships with staff, residents, vendors, and community members.
  • Commitment to upholding the highest standards of professional ethics and conduct in a public service environment
  • Basic computer skills including but not limited to email and app-based time clock and the ability to learn the Yardi app functions for work orders and purchase orders.

Other Qualifications or Special Requirements

  • Must have or be able to obtain a valid Washington State Driver’s license and maintain a good driving record.
  • Must be personally bondable.
  • Must be 18 years of age.
  • Must have access to reliable transportation.
  • Must provide proof of personal automobile insurance as per Agency Personnel Policies.
  • Must wear Housing Authority issued shirts, coats and/or hats.
  • Must be able to pass a pre-employment drug screen including marijuana, and background check per federal funding requirements.
  • Will be required to carry a Housing Authority issued pager or cell phone, or use personal cell phone for Agency business when necessary.

Work Schedule

  • Full Time – 40 hours per week.
  • Work overtime hours as needed.
  • Office hours are Monday through Thursday 7:30 a.m. to 6:00 p.m.
  • Position location will rotate between Wenatchee, Chelan, Entiat, Leavenworth, Cashmere, Malaga, and Manson with a focus on Chelan and Manson for the duration of 2026.

Salary Range

  • Pay range between $21.00-25.00 DOE with employer paid health insurance, state matched retirement benefits.
  • 3% additional bilingual differential available for those who can demonstrate bilingual proficiency in another language beyond English.
