About Chasteen Land and Title

Chasteen Land and Title provides land, title, and research services throughout the Midwest. We partner with attorneys, utility companies, energy developers, real estate professionals, and financial institutions to deliver accurate, timely, and dependable title research.

We’re a growing company that values precision, integrity, collaboration, and continuous improvement. We believe quality work starts with quality people, and we invest in building a team that takes pride in getting the details right.

We are rugged, reliable, and relentless.

Overview

We are seeking a detail-oriented, self-directed Title Researcher / Land Abstractor to join our team.

This role is best suited for someone who:

  • takes ownership of their work without being managed
  • follows through without needing reminders
  • and naturally notices when something doesn’t add up—and doesn’t ignore it

The work involves researching property records, verifying ownership and legal descriptions, and producing accurate, complete reports.

This is independent, detail-heavy work with real deadlines. It requires focus, consistency, and the ability to work through large amounts of information without losing accuracy.

What You’ll Do

  • Research property records at courthouses and public offices
  • Verify ownership history, legal descriptions, and encumbrances
  • Identify inconsistencies, missing information, or unusual patterns and resolve them through additional research
  • Follow established processes and documentation standards
  • Maintain clear, organized, and accurate records
  • Travel regularly (often multiple days per week) to access records

What Success Looks Like

  • Work is accurate, complete, and requires minimal correction
  • Deadlines (ETAs) are met consistently
  • Missing or unclear information is identified early—not at the last minute
  • Issues are caught and resolved before they become problems
  • Tasks are followed through to completion without reminders
  • Reports are clean, organized, and easy for others to use

Ideal Candidate

This role is a strong fit for someone who:

  • Notices small inconsistencies and does not move forward until they are resolved
  • Has a strong internal standard for accuracy (not just “good enough”)
  • Finishes what they start without needing follow-up
  • Is comfortable working independently for long periods
  • Can manage their own time and meet deadlines without supervision
  • Prefers structured, detail-focused work
  • Is comfortable with repetitive, process-driven tasks
  • Communicates early when something is unclear or behind
  • Takes pride in producing work others can rely on without re-checking

Work Environment

  • Independent, self-managed work
  • Process-driven and detail-focused
  • Clear expectations, minimal day-to-day supervision
  • Accountability for deadlines and accuracy
  • Regular travel to courthouses across Indiana and surrounding areas

Travel Requirements

  • Frequent travel required (multiple days per week)
  • Occasional overnight travel depending on project location
  • Reliable transportation required

What This Role Is Not

This position is not a fit for someone who:

  • Needs frequent direction or check-ins to stay on track
  • Gets bored with repetitive or detail-focused work
  • Prefers constantly changing priorities or environments
  • Delays communication when something is behind or unclear
  • Moves forward when something is uncertain instead of stopping to verify
  • Relies on memory instead of systems and documentation

Qualifications

  • Strong attention to detail
  • Ability to follow processes consistently
  • Basic computer and research skills
  • Valid driver’s license and reliable transportation

Experience in title, legal, or administrative work is helpful, but not required.

Additional Information

Strong performers in this role become highly trusted and are given increasing responsibility and autonomy over time.
