The Real Estate Compliance and Oversight Specialist plays a critical role in ensuring mortgage compliance, quality control, and servicing oversight for Chartway’s real estate lending portfolio. This position supports compliance throughout the entire mortgage and home equity lifecycle, including onboarding, servicing, payoff, and release. The Specialist maintains the accuracy of compliance data, supports internal and external audits, monitors partner and subservicer activities, and ensures adherence to regulatory, agency, and investor requirements. The role strengthens operational integrity through consistent monitoring, collaboration, and problem resolution.

Responsible And Accountable For
- Reviewing monthly mortgage compliance data and supporting required regulatory reporting, including HMDA.
- Collecting and analyzing loan documents for accuracy and compliance with TILA, RESPA, TRID, HOEPA, and HMDA requirements.
- Identifying and correcting errors in compliance data prior to regulatory submission.
- Conducting post-closing quality control reviews to ensure accurate, complete, and compliant loan files.
- Managing and reconciling trailing documents for all real estate lending products.
- Providing audit support by gathering documentation, responding to inquiries, and assisting with remediation activities.
- Supporting HMDA LAR filing and ongoing monthly and quarterly data validation.
- Analyzing loan trends, documenting findings, and recommending process improvements to enhance compliance and mitigate risk.
- Identifying process gaps, recurring errors, and training opportunities to strengthen compliance awareness among team members.
- Overseeing MERS updates, in house servicing functions, and servicing documentation maintenance.
- Assisting with monthly subservicer oversight to ensure adherence to Fannie Mae, Freddie Mac, and agency servicing standards.
- Conducting quality control reviews of purchased loans and partner portfolios to confirm alignment with internal and external requirements.
- Supporting post close management activities to ensure completion of documentation and compliance requirements.
- Overseeing onboarding of first mortgages into the subservicer, including manual updates and missing document resolution.
- Assisting members with escalated servicing issues, including payment questions and discrepancy resolution.
- Conducting member research requests for first mortgage and home equity loans, including payoff quotes, lien releases, paid in full letters, and insurance claim questions.
- Supporting subordination requests, mortgage servicing inquiries, and coordination with internal teams. Collaborating with leadership on strategies to enhance compliance knowledge, operational consistency, and service excellence.
- Demonstrated experience and understanding of mortgage lending compliance and real estate servicing operations.
- Experience supporting mortgage and home equity products throughout the full loan lifecycle.
- Working knowledge of TILA, RESPA, TRID, HOEPA, and HMDA requirements.
- Proficiency with Microsoft Office, including Excel, Word, and Adobe Acrobat.
- Strong analytical skills with the ability to identify trends, assess risk, and recommend improvements.
- Excellent oral and written communication skills.
- Strong attention to detail and the ability to manage multiple priorities in a deadline driven environment.
- Ability to deliver exceptional member service while upholding strict compliance standards.
- Ability to work collaboratively and professionally across departments and with external partners.
- Ability to understand and be aware of possible suspicious activities or transactions by members or by team members, directors, executives, or officers of the credit union.
- Promptly notify management as required by credit union policy if unusual activity is observed which could be an indication of financial crime or efforts to evade reporting requirements of the Bank Secrecy Act or other laws and regulations.
- Education: Associate degree or equivalent experience.
- Experience: 2 to 4 years of experience in mortgage compliance, real estate lending, loan servicing, or quality control.
