Position OverviewThe Charter School of Educational Excellence Chief Custodian understands and promotes the school's mission, vision, objectives, and policies both within and outside the immediate school community. The Chief Custodian is responsible for administrative, technical, and supervisory work, planning, organizing, and directing the ongoing operations of the School. The primary responsibility of this position is to ensure all School facilities are effectively maintained & operational. The Chief Custodian assigns work to be done, monitors completion, and provides training. They are a working supervisor in that they also perform custodial duties, and possess the ability to work independently to both develop & implement programs. Responsibilities & duties (including, but not limited to)Facilities ManagementDirect all aspects of facilities management and administrative services for the SchoolServe as liaison with custodial staff and outside vendorsDevelop the new and existing space to meet administrative and instructional needs; manage, space planning, renovation and construction projectsInspect school facilities to determine deficiencies and inform of findingsInspect all repairs prior to approval for final paymentOversee facilities maintenance operating standardsCollects and disposes of waste including garbage, scrap, and recyclable materialsProvide support and supervision to all school maintenance staff (day and night shift)Coordinate work schedules for custodial staff under the direction of the Interim Executive DirectorUnderstands and operates building systems (e.g., HVAC, Life safety and/lighting systems).Ensures building security by frequent monitor to all school's exits, hallways, lunchrooms, restrooms and groundsFollow all safety protocol and regulationsOperates custodial tools and equipment including: power-operated scrubbing machines, buffers, shampooers.Moves heavy furniture and equipment as neededPerforms equipment and furniture repairs which may involve using ladders, painting, carpentry and related equipment.Participates and directing support staff as needed in snow and ice removalProvide support and supervision to all school maintenance staffContract ManagementMaintain contract and contractor status databases as well as maintain records that detail service historyManage all school facilities tracking reportsPrepare bid sheets for contracts, process specifications, test and progress reports, as well as other exhibits that may be requiredReview contractors' bids from firms for conformity to contract requirements and determine acceptable bidsEstablish and maintain contact with contractors to ensure the smooth working of the contract awarding processReview all communications concerning contractors and respond as necessary Work experience & skillsHigh school diploma or equivalent is required. Associate degree or bachelor's degree from an accredited college or university preferred.Fluent in English and Spanish, both verbal and written - RequiredFive or more years of facilities or maintenance in a K-12 school settingExperience in building cleaning, maintenance, drywall repair work, carpentry, electrical, plumbing, heating and ventilating repair workSupervisory or team leader experienceProven success in large-scale project management and high-level decision-makingExperience in managing external relationships and vendorsExperience and ability to work with the Interim Executive Director and School Business Officer on issue resolution relative to vendor payments and disputesExcellent follow-through, attention to detail and accuracy, ability to meet deadlines, multi-task and the ability to prioritize projectsExcellent organizational skills, a team player, willingness to meet tight timelines and pitching in whenever neededPossessing a positive attitudeThe ability to work with a variety of personalities both internally and externallyThe ability to maintain the confidentiality and privacy of the business/personnel officePersonal qualities & behavioral traitsEnjoys working as a part of a team and promotes coordination and cooperationAbility to adjust expected tasks and schedule to the updated prioritiesA genuine interest in finding ways to improve public education and support our schoolsAbility to develop an open and collaborative environment towards strengthening staff relationships in support of school needsProven high standards of performance, persistence, and resourceful towards long-term solutionsPassionately dedicated to school's missionDevelops and maintains positive communications and working relationships with students, parents, and co-workers by being collaborative and maintaining a pleasant work attitudeGears communications towards the target audience and employs negotiation skills as needed. Work EnvironmentThis job is performed both indoors and outdoors, often in unfavorable weather conditions, including exposure to extreme heat or cold.
