Colton Creek Apartments in McDonough, GA is seeking a Community Manager to oversee our 500-unit property. This position is ideal for someone who enjoys hands-on management, building strong resident relationships, developing a strong leadership team, and ensuring smooth day-to-day operations. You’ll oversee ten on-site employees and work directly with residents to create an exceptional living experience.
What You’ll Do
- Oversee all aspects of property operations, including leasing, renewals, resident relations, collections, and maintenance coordination.
- Manage budgets, control expenses, and optimize occupancy to meet financial goals.
- Ensure compliance with Fair Housing laws and company policies.
- Foster strong relationships with residents, vendors, and internal teams.
- Create and promote engaging resident retention programs and community events.
What We’re Looking For
- 5 years of experience in property management as a Community Manager of a 500 unit or similar sized community.
- Strong leadership, communication, and organizational skills.
- Proficiency in budgeting, marketing, and resident engagement.
- Familiarity with OneSite or other property management software, plus Excel, Outlook, and Microsoft Office.
- Knowledge of Fair Housing regulations and operational best practices.
Requirements
- High school diploma required; college coursework or ARM/CAM certification a plus.
- Valid driver’s license and reliable transportation.
- The community is open 7 days per week, so some weekend work may be required throughout the month.
- Willingness to be on-call for resident emergencies.
