Looking for reliable, ambitious, long-term professional seeking a career!

Seeking a great leader to oversee, lead and perform Property Management, Class B, multifamily Apartment Community in the heart of Fayetteville. This is a smaller 100 unit property, one person office, alongside one maintenance lead, focusing on maintaining occupancy, net leased, application and lease operations, compliance, marketing, financial and budgeting, NOI and resident and vendor relations.

SUMMARY

  • Remain full accountablility for all day-to-day property operations, occupancy, leasing and marketing, maintenance turns and service requests, as well as overseeing and enhancing the value of the property and keeping it up to standards while abiding by both Company Policies and Fair Housing Laws.
  • Must have customer service experience with prompt professional phone and in-person sales ettequitte for overall successful interaction satisfaction.
  • Leasing, Admin, File Audits, Accountability for self, team and residents, financials and accounting, social media and scheduling.
  • Perform financial management regarding budget administration, net operating income, expenditures, accounts receivable, delinquency rates, and purchasing
  • Perform effective personnel management regarding selection, training, performance management, safety, coaching, performance reviews, and discipline.
  • Ensure the property is leased to the fullest capacity through effective sales and marketing strategies- occupancy and net leased should maintain 94% and higher at all times, performing leasing stradegies and marketing with leasing professionals.
  • Must be a go-getter, self-starter, and can multi-task, paying attention to detail, meeting deadlines and retain and implement tasks and performance as asked.
  • Manage maintenance by attaining rapid turnover times, ensuring quality and quantity of make ready apartments, confirming prompt completion of service requests, ensuring proper maintenance of property appearance, and ensuring unit and property preventative maintenance.
  • Perform vendor management, file audits, evictions, application process and verification, accountability for residents, vendors, team and self, as well as overall property work performance and success.
  • Manage assets, keys, and emergency situations.
  • Comply with and ensure employees comply with all aspects of the federal Fair Housing Act, state Fair Housing laws, and local occupancy standards.
  • Adhere to all aspects of the Leasing Agent and Property Manager Training Manual, as well as the Human Resource

Management Policies and Procedures manual.

  • The Assistant Property Manager assists the Property Manager in performing responsibilities as assigned- helping both leasing and manager, as each divides and conquers working as a TEAM.

PHYSICAL EFFORT

Constant (90-100% of the time): repetitive motion hand movement, grasping, holding, finger dexterity, reading, writing, hearing, talking, standing, sitting

Frequent (60-90% of the time): eye-hand coordination, color distinction, visual inspection, measuring/assembling at distance close to eye, reaching, walking, climbing stairs

Occasional (30-60% of the time): lifting 0-60 pounds, bending, squatting, crawling, climbing stepstools, extreme outside temperatures

Rare (0-30% of the time): climbing ladders, driving vehicle

EDUCATION & EXPERIENCE REQUIRED

At least two full years of multifamily housing experience as a leasing professional, Assistant Manager and/or Property Manager prior [required]

At least two years of supervisory experience [required]

High school graduate [required]

Able to work evenings and weekends [on occasion- required- upon occupancy status and property performance as needed and/or resident events]

Competence and highly efficient in Internet search, math, and Microsoft Office Suite (Word, Excel, and Outlook), typing and software data entry and accessibility. [required]

Successfully pass a drug-screening test.

Must own reliable transportation and method of communication.

Must be familiar and knowledgable about Fair Housing Laws [required]

Job Type: Full-time

Pay: $40,000.00 - $45,000.00 per year
