Residential Construction Superintendent
Location: Harvey Cedars, NJ
Compensation: $120,000 to $130,000 per year

About the Role
Ziman Development is hiring a Residential Construction Superintendent to manage the day to day operations of high end custom home construction on Long Beach Island. This role is central to delivering the exceptional homes we are known for and supporting the smooth experience our clients expect.
You will work with a great team and one of the best Project Managers in the business while overseeing on site workflow, manage subcontractors, maintain quality standards, and keeping projects on schedule. The ideal candidate is experienced, organized, solution focused, and committed to getting work done the right way the first time. You will be part of a tight knit team that values accountability, communication, and craftsmanship.
Key Responsibilities
- Lead daily on site operations and supervise subcontractors, trades, and vendors to maintain an efficient and safe work environment.
- Create and manage project schedules in Ressio to track progress, deadlines, and milestones.
- Work with the Project Manager on budgeting, cost tracking, forecasting, and resource planning. Zaman's solution of choice is
- Review and interpret blueprints, construction drawings, and technical documents to guide all field activity.
- Manage contracts, purchase orders, and change orders through Ressio for clear documentation.
- Conduct routine site inspections for quality control, safety compliance, and schedule verification.
- Enforce OSHA guidelines and lead regular safety meetings.
- Coordinate material orders, supplier deliveries, inspections, and trade sequencing to keep projects moving.
- Identify issues early, propose solutions, and implement corrective actions when needed.
- Maintain strong communication with office staff, clients, trades, and local inspectors.
- Ensure every home is completed with the craftsmanship, fit, and finish expected from a top tier builder.
Experience and Skills Needed
- Proven superintendent experience in residential construction with a focus on high end custom homes.
- Strong understanding of coastal construction practices, building codes, and sequencing.
- Proficiency with construction management software including Ressio and Buildertrend.
- Skilled at reading plans, details, and specifications.
- Experience with budgeting, estimating, cost control, and contract administration.
- Strong leadership with the ability to guide diverse teams and maintain accountability.
- Deep knowledge of quality control standards and best practices.
- Strong communication skills with the ability to collaborate with clients, trades, and internal teams.
- Familiarity with OSHA requirements and job site safety protocols.
- Ability to anticipate needs, solve problems quickly, and maintain a calm presence under pressure.
