Certes Partners is a New York City-based Owner and Developer of residential and mixed-use real estate, including high rise developments in Manhattan and redevelopment acquisitions across the US. Founded by members of Deutsche Bank’s Opportunity Fund business, Certes pursues opportunistic and value add investments for itself and its investment partners.


Certes is seeking to hire an Acqusitions/Asset Management Analyst to join its growing team. Role includes travel to select markets across the US. Analyst will have the opportunity to grow within the team. Candidate will receive a competitive base salary and a performance-based bonus, as well as the ability to co-invest in deals.


Duties and Responsibilities:


  • Evaluating and underwriting prospective investment opportunities
  • Interface with brokers, track and manage an investment pipeline database
  • Executing and closing transactions involving various property types, particularly multifamily, hospitality, industrial, and high-rise development
  • Generating financial analysis and investment memoranda detailing investment rationale, market data, risks & mitigants, and prospective returns
  • Perform acquisition due diligence, including completing market analysis and coordinating with third party service providers.
  • Asset management duties including financial modeling (primarily Excel based analyses), project management, cash management, client reporting and property valuation analysis
  • Produce monthly requisitions with construction lenders
  • Assist in providing operational guidance, financial oversight and consultation to 3rd party property management, marketing, and leasing personnel based upon the strategic plan with respect to each property
  • Ensure assets are being operated in a manner consistent with the project’s business plan, joint-venture operating agreements, and loan documents
  • Monitor and assist with managing property-level capital projects and value-add initiatives
  • Prepare investor, lender, and internal reports on an ad-hoc, monthly, quarterly, and annual basis
  • Prepare ad-hoc analysis in Excel to analyze trends and/or property metrics and assist with special projects, as needed
  • In conjunction with the construction and property management teams, establish the annual budget (capital and operating) and business plan, as well as provide assistance in the budget reforecast
  •  Assist the team in conversations with lenders, institutional investors, vendors, and contractors
  • Update sell/refinancing/hold analyses on portfolio assets as well as maintaining asset level waterfall analyses
  • Assist, as needed, with the underwriting, due diligence, capital markets and closing/onboarding processes of acquisition opportunities and the property sales of dispositions
  • Organize and catalogue asset management files and records

 

Education and Experience:

  • Bachelor’s degree required, preferably in Finance, Accounting, Real Estate from a top tier university
  • Two years of relevant real estate, finance or private equity experience with a owner/investor/operator (multifamily experience is preferred)

 

Desired Knowledge, Skills, and Abilities:

  • Outstanding quantitative and financial modeling skills in Excel, experience with Argus a plus
  • Excellent time management, writing, presentation, and communication skills
  • Ability to work individually or on a team
  • Ability to coordinate and manage multiple assignments and projects and efficiently prioritize tasks
  • Ability to read and interpret financial statements


 

The salary range for this position is $85,000 - $100,000. This position is also eligible for an annual bonus and acquisition fees.
