About the Internship

This is a dual-track internship designed for a graduate student seeking both hands-on exposure to CDFI lending and the opportunity to produce a substantive, independent research contribution. Approximately half of the intern’s time will be dedicated to each track. The intern will design and execute a publicly facing research report on a topic developed in collaboration with CHC’s Lending Team. The current focus is a comparison of affordable housing projects developed under Los Angeles’s ED-1 executive directive versus traditionally financed LIHTC projects. The lending track provides direct exposure to underwriting and managing affordable housing loans, from predevelopment through permanent financing, in collaboration with CHC’s Credit Risk Management team. Graduate students with a capstone or client project requirement are strongly encouraged to apply. CHC will collaborate to align deliverables with academic requirements.

Research Track (~50%)

  • In consultation with CHC senior staff, design the scope, methodology, and structure of a research report relevant to Century’s lending work
  • Conduct qualitative and quantitative analysis comparing ED-1 and LIHTC projects, including financing structures, timelines, development costs, and outcomes
  • Identify data sources, conduct outreach or interviews as needed, and synthesize findings into a clear, professional report
  • Present progress and findings to CHC staff at key milestones

Lending Analyst Track (~50%)

  • Support the analysis, structuring, underwriting, and closing of Century lending products in alignment with CHC policies
  • Assist in evaluating new loan origination opportunities
  • Review loan documentation and support Loan Administration with closings
  • Assist in preparing credit packages for approval
  • Perform pro forma analysis, review appraisals, and analyze sponsor financial statements
  • Support ongoing loan monitoring and credit risk assessment
  • Assist with special projects related to lending operations


Who Should Apply

  • Graduate students in Urban Planning, Real Estate, Public Policy, Business, Architecture, or a related field with a demonstrated interest in affordable housing finance or community development. Advanced undergraduates and nontraditional candidates with relevant experience may be considered.

Working Conditions

  • Internship may be conducted in-office or remotely
  • Approximately 25 hours per week for ~10 weeks
