Job Overview
Century Development Group is looking for an experienced Construction Project Manager. We are a real estate development firm with a portfolio of multifamily, rental, luxury condominium, hotel, and mixed-use properties across Queens, in places such as Jamaica, Long Island City, and Flushing. This position will expose you to the real estate development process, from beginning to end. This role will require you to fully comprehend project documents, prepare reasonable and feasible budgets, determine project scheduling, and coordinate with both teams on site and in the office to effectively move the project forward. proactive, can work in a high pressure environment whilst also being mindful of budgetary and time constraints, and can be an effective leader that will bring their own experience and ideas to the table.
Qualifications
- Fluent in Mandarin Chinese (preferred) and English
- US work authorization
- Prior management experience with condo, multifamily, hotel, and mixed-use developments
- Can efficiently read plans, and contract documents
- Comfortably use software and programs used by teams and trades, ex. Fieldwire, AutoCAD
- Responsibilities
Contract Documents:
- Thoroughly review contract documents
- Understand Scope of Work
- Familiarize oneself with project documents, such as drawings and specifications
Budgeting:
- Forecast project budget
- Determine material and labor costs
- Allocate resources, monetary or otherwise, on site in an efficient manner
- Manage project cash flow, and plan accordingly
- Manage and review payments to contractors
Scheduling and Onsite Duties:
- Determine target deadlines and project’s critical path
- Identify necessary procedures and permits prior to commencement of work, and throughout the
- construction process
- Work closely with trades, architects, engineers, and other relevant parties to prepare a
comprehensive, streamlined schedule
- Coordinate trades on site in an effective and timely manner
- Procure necessary major equipment and materials required for upcoming work
- Review change orders
- Review project deliverables, such as submittals
- Regularly communicate with trades, and other involved parties, to resolve issues as they arise
- Conduct weekly meetings with trades, and impromptu meetings as needed to address
disruptions to workflow of the sitemembers of the construction team
- Communicate with vendors and coordinate deliveries to the site
- Directly supervise work being performed
- Prioritize duties and tasks according to the schedule, and accordingly assign such tasks to
- Ensure that the site is up to code
- Ensure that the site is ready before each inspection and sign off
- Enforce safety regulations, in compliance with agencies such as OSHA, DOB, DEP, HPD, etc.
- Identify and resolve discrepancies between drawings and field conditions
- Identify and mitigate potential risks to the construction schedule
- Ensure site is completed within budgetCentury and Administrative Duties:
- Attend meetings with owner(s) and other Century staff on matters relating to the project
- Provide daily reports back to Century management
- Record meeting minutes
- Work closely with Century office staff
- Manage relationships with vendors, stakeholders, contractors, and other parties
Pay: $120,000.00 - $160,000.00 per year
