Central Bethany seeks a Assistant Community Manager to oversee daily operations for AVIVA - our newest apartment community located in the vibrant Downtown Rockwood neighborhood of Gresham. AVIVA consists of 108 multifamily units positioned over ground-floor commercial space. Offering micro, studio, one-, and two-bedroom apartments, AVIVA is all about access, activity and great amenities, including spacious common areas, fitness center, state-of-the-art terrace deck overlooking the signature mohawk Rockwood MAX station, and walkability to exciting new businesses and restaurants.
This key leader will manage a small team to ensure maximum occupancy and renewal rates, the completion of necessary paperwork, processes and work orders, and ensure stellar customer service and curb appeal.
Pay: $25.00-$25.50
Schedule: Monday-Friday 9am-6:00pm
Shift: Full Time
Essential Duties & Responsibilities:
- Oversee and manage the financial and operational facets of community, maintaining detailed comprehension of all lease and rental agreements.
- Maintain property occupancy through creative marketing strategies.
- Continually exceed tenant service expectations.
- Effectively manage and develop community team.
Job Responsibilities:
- Comply with Fair Housing and Equal Housing Opportunities requirements and state landlord/tenant statutes and other necessary compliance.
- Engage with prospective and current tenants using a professional approach, assisting with tours as needed.
- Lease-up and maintain set resident occupancy goals.
- Advertise and promote property effectively.
- Operate Word, Excel and Outlook to analyze property data and to create communication materials for tenants and internal clients.
- Enter resident activity into YARDI in an accurate and timely manner
- Ensure the timely collection and deposit of rent and other ancillary revenue, while meeting operating budgets.
- Make recommendations to Sr. Community Manager on rental rates and concessions
- Accurately code, post invoices, and submit to accounting each week
- Reduce tenant turnover by identifying tenant-relation issues and recommending solutions.
- Develop and supervise apartment staff to ensure work orders and turnovers are done timely and accurately.
- Help ensure proper preventative maintenance and safety of community, responding to emergencies that may arise.
Language Requirement
All team members must have the basic ability to use computer/smart phone applications for training and company system purposes. Employees must also be able to comprehend written documents such as work orders, safety rules, instructions, policies, and procedures. Also required is the ability of employees to speak and communicate effectively with clients, coworkers and management.
Qualifications:
- High School Diploma or equivalent
- 2 years of multi-family property management experience
- 2 years of assisting in staff supervision experience
- Yardi Voyager and CRM software experience preferred
- Proficient in Microsoft Office Applications
- Ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and month end financials and reporting
- Demonstrates teamwork, professionalism, excellent customer service and communication skills, and ambition!
