Summary
Superintendents manage the construction jobsite and physical execution of work by the subcontractors/trades. A Superintendent II may run a project, multiple projects, or assist a Senior Superintendent on more complex projects. They should assist with the planning of future projects. This includes site logistics, project schedule, subcontractor scope input, and GC budgets. Proper delegation of responsibilities to support staff. Increased management of subcontractors to include their project managers and office.
The annual salary range is $101,000 - $158,000
Responsibilities & Duties
The following statements summarize the general nature and level of work performed by employees in this role. It is not an exhaustive list.
- Maintain a robust understanding of all safety requirements/CECs and drive a strong safety culture. Hold subcontractors/trades accountable and help them perform safely through pre-task planning. Ensure all safety paperwork is complete PTPs, permits, etc. as well as proper PPE. Diligently monitor construction site activities and conditions, taking immediate corrective actions for any non-compliant work. Responsible for the site being secured during off-hours. Observations should be recorded using the Observation & Incident Reporting in Power App.
- Directly supervises multiple subcontractors on the project. This includes scheduling when subs are on site, calling them when they are not, keeping subcontractors on schedule, and checking on their materials. Coordination/Monitor resources (including manpower, materials, and temporary works) daily against the project plan.
- Develop a working knowledge of the project's plans, specifications, shop drawings, submittals, and all other project-related documents. Notify the manager of any anticipated issues or current non-compliance.
- Working with the Project Manager, help develop the project schedule in Microsoft Projects. Update/adjust schedule and communicate field updates of construction progress. Clearly communicate the sequence and schedule updates to subcontractors and vendors. Ensure work is progressing in compliance with the schedule and agreements.
- Lead or assist in the weekly subcontractor meeting, which includes reviewing safety, schedule, quality, RFI’s, and submittals. Work with subcontractors to solve questions on the drawings/specs. Help coordinate RFI’s for questions that cannot be answered onsite. Assist with the coordination of inspection scheduling with AHJ.
- Responsible for maintaining the project site logistics plan. Coordinate material deliveries and movement of equipment on the site to ensure safe and efficient work.
- Ensure work is delivered to quality expectations and rework is minimized by understanding the deliverables and consistently evaluating/testing the quality of work in progress. Follow Centinel’s QC plan, including subcontractor kickoff, initial inspections, and follow-up inspections. All these steps should be properly documented.
- Help ensure accurate construction documents are maintained, including a complete and accurate set of as-builts. Maintains daily logs, including weather conditions and work in progress, along with photos in Procore. Daily logs and subcontractor check-in LCP tracker. Document any latent conditions and provide information to the Project Manager.
Background and Requirements
- College degree or equivalent experience.
- Minimum 7 years of construction experience managing sub-contractors or trades in the field.
- Prior experience in new construction or major renovation of commercial buildings, preferably hotels.
- Demonstrated competency in construction field management, including safety, field supervision, labor relations, managing site activity (logistics), enforcing schedule, performing 3-week look-aheads, and quality control.
- Share in the company's unwavering commitment to being Incident and Injury Free, knowledgeable of OSHA requirements, and having a current OSHA 10-hour certification.
- Demonstrates effective verbal and written communication abilities.
- Productive interpersonal and conflict resolution skills while under pressure.
- Proficiency in Microsoft Excel. Skilled in working with scheduling software (ex. Primavera, Microsoft Projects, SureTrack, etc.) and/or project documentation tracking systems (ex. Procore, Prolog, etc.) is preferred.
