CEG Assessments is seeking motivated, self-directed professionals to join our Independent Contractor Due Diligence - Launchpad Program! This is a project-based, paid-per-project role, ideal for people with an entrepreneurial mindset who want to build real, in-demand skills in environmental and property condition due diligence consulting related to commercial real estate. This role is not intended for candidates seeking the predictability or security of a full-time salaried position.
This is a project-based, flexible role supporting Phase I Environmental Site Assessments (ESAs), Property Condition Assessments (PCAs), Asset Data Collection, and related field services.
No prior due diligence experience is required - training is provided.
Key Responsibilities:
Property Condition Assessments (PCA)
- Conduct on-site inspections of commercial and industrial properties to evaluate structural integrity and building systems.
- Document findings through field notes, photos, and data entry for technical reporting.
- Provide recommendations on maintenance and capital planning needs.
Phase I Environmental Site Assessments (ESA)
- Perform ESAs following ASTM standards and environmental guidelines.
- Research property history and records to identify potential environmental concerns.
- Conduct interviews with property owners, tenants, and local officials to gather supporting data.
Asset Tagging & Management
- Label and document facility equipment and systems for asset management databases.
- Apply barcodes, capture photos, and enter data using web-based software and tablets.
- Support data organization and accuracy for client reporting.
Client Communication
- Clearly communicate findings and recommendations to clients and internal teams.
- Collaborate with clients to align assessment results with their property and facility goals.
Regulatory Compliance
- Maintain current knowledge of ASTM standards, environmental regulations, and industry best practices.
- Ensure all work meets local, state, and federal compliance requirements.
Qualifications
Required
- Bachelor’s degree in Environmental Science, Geology, Engineering, Architecture, Construction Management, or a related field.
- Strong written and verbal communication skills.
- Excellent attention to detail and analytical thinking.
- Ability to work independently and collaboratively in the field and office settings.
- Willingness to travel nationwide (up to 75%).
Preferred
- Internship or prior experience with PCA or Phase I ESA assessments.
- Exposure to facilities maintenance, data collection, or asset tagging.
- Familiarity with ASTM standards and environmental compliance.
- Proficiency with digital field tools and reporting software.
Physical Demands
- Stand or walk for most of an 8-hour day (up to 3–4 continuous hours).
- Climb stairs and ladders to get onto roofs and above equipment.
- Stoop, kneel, or crouch to access equipment data plates.
- Occasionally lift or move up to 40 lbs of object.
