This position requires onsite residency. As part of the compensation package, Maintenance Assistants receive a $1,000 monthly housing credit applied toward rent.
Summary/Objective
The Maintenance Assistant is a vital member of our community management team, responsible for maintaining the physical condition and aesthetic appeal of our residential properties. This role is essential in ensuring that our residents live in a clean, safe, and pleasant environment. The Maintenance Assistant will work under the guidance of the Maintenance Technician, Maintenance Supervisor, Property Manager, or Owners, and perform a wide range of maintenance and repair tasks, including but not limited to cleaning, basic maintenance, and assisting with various skilled trades such as carpentry, electrical, plumbing, and general building/facility maintenance.
Essential Functions

- Clean and maintain the common areas and grounds, including trash pickup and regular sweeping.
- Clean and sweep landings, laundry rooms, and storage areas on a routine schedule.
- Maintain and clean the pool area and restrooms.
- Perform daily checks on outside lighting.
- Assist in leaf removal and snow removal as needed (prioritizing snow removal over regular hours).
- Repair sprinklers as assigned.
- Assist with general repairs, including carpentry work, painting, plumbing, and minor A/C and electrical repairs.
- Assist in moving appliances, including using an appliance dolly.
- Replace doorknobs and deadbolt locks.
- Maintain a clean and organized maintenance shop.
- Adhere to company safety policies and OSHA standards for safe job performance.
- Interact courteously and professionally with residents, prospective tenants, co-workers, and vendors.
- Ensure punctuality, regular attendance, and reliability in work hours.
- Assist in readying vacant units for new occupants.
- Help in removing garbage, furniture, or large items from unoccupied apartments as directed.

- Ability to lift, carry, and move heavy objects and equipment with assistance.
- Capability to work in various weather conditions, including snow removal when necessary.
- Physical stamina to perform manual labor, including cleaning, grounds keeping, and maintenance tasks.
- Ability to use chemicals, paint, and cleaning supplies safely.
- Ability to climb stairs up to 3 stories, repetitively daily.
Position Type and Expected Hours of Work
Full-time, 8 hours a day, 40 hours a week. Office hours at each complex are 10:00 am to 7:00 pm. Your scheduled hours will be assigned by your supervising Maintenance Technician. Maintenance hours are 8:00am to 5:00pm. Days off vary depending on the property. May be called on to assist with after-hours emergencies. Will be expected to work on schedules days off to assist with snow removal. Schedule will be adjusted to remain at 40 hours weekly.
Travel
Able to travel 20% of the time and must comply with all relevant company travel.
Required Education and Experience
- A high school diploma or equivalent is typically required for this position.
