Job Summary:
The Project Lead is responsible for overseeing on-site project operations, ensuring work is completed on time, within budget, and according to quality standards. This role involves supervising contractors, managing materials, and ensuring compliance with safety and regulatory requirements. The Project Lead will also coordinate inspections and define the scope of work needed for apartment turnovers and other construction and improvement projects.
Key Responsibilities:
Project Supervision & On-Site Management
- Supervise job sites, ensuring work meets quality standards and project deadlines.
- Oversee contractors, monitor performance, and maintain workflow efficiency.
- Address and resolve on-site issues, including workforce or equipment needs.
- Conduct regular quality checks and report progress to the leadership team.
- Ensure compliance with safety regulations and company policies.
- Provide excellent customer service when interacting with property managers, tenants, and contractors.
Material Procurement & Inventory Management
- Order and manage materials and supplies, ensuring availability for scheduled jobs.
- Track inventory levels and coordinate deliveries to prevent delays.
- Negotiate with suppliers for cost-effective procurement and ensure budget adherence.
Move-Out Inspections & Scope Definition
- Conduct move-out inspections to assess property conditions.
- Define the scope of work needed for apartment turnovers and maintenance.
- Collaborate with the leads to schedule and allocate resources effectively.
Qualifications & Skills:
- Experience: Minimum of 2 years in project supervision, construction, or property maintenance.
- Skills: Strong organizational and problem-solving abilities, contractor management, inventory control.
- Knowledge: Understanding of construction materials, procurement processes, and safety regulations.
- Transportation: Must have reliable transportation to travel between multiple properties.
- Language: Bilingual (Spanish & English) required to effectively communicate with contractors and property managers.
- Customer Service: Strong interpersonal and communication skills to handle client and tenant interactions professionally.
- Preferred Experience: Previous experience working with contractors and managing job sites is highly recommended.
