Job Description:
CCS International, Inc’s Construction Project Manager position works directly with clients, liaise with A/Es, establish quality standards, produce monthly reporting, coordinate/lead project meetings, provide contract administration, maintain schedule & cost control, produce schedule and cost reporting, review insurance & bonds verification, provide oversight of construction phase activities, supervise project team coordination, monitor quality assurance, review pay requests/change orders & recommend approvals and coordinate final inspections & project closeout procedures. As owners’ representatives our Project Managers are also expected to directly manage executive and Board level client contacts and expectations. The work takes place in our CCS office, client offices, and at job-site locations so travel in Chicago and the surrounding area is part of the work requirement. Our Project Managers work under the direct supervision of the Corporate Director of Capital Project Management Services.
Job Location: Oakbrook Terrace, IL. And the Chicago Metroplex
Responsibilities:
- Confer with Director of Capital Project Management to review and understand work plan and assigned duties, responsibilities, and scope of authority.
- Self-coordinate daily activities to ensure Project Objectives remain on schedule and within prescribed budget.
- Know, understand and demonstrate CCS services. Show the ability to articulate the value of, as well as, what differentiates CCS from others with the ability to communicate this to internal/external contacts.
- Foster communication with clients and project teams.
- Coordinate activities of project personnel to ensure project remains on schedule and within prescribed budget including preparation of Master Schedules and monitoring of construction administrative procedures.
- Read, understand and fulfill all contractual obligations. Monitor client expectations with contractual obligations.
- Prepare Project Status Reports to monitor compliance of Project Objectives and contractual obligations.
- Chair and prepare minutes of meetings with Consultants, Contractors and Clients as required by contract.
- Manage pre-design, design team selection, design activities, non-design activities, contractor selection and construction phase processes.
- Review, interpret and make recommendations on drawings, specifications, cost estimates, bid documents, contract documents, submittals, RFIs, pay applications, schedules, change orders, punch lists, and close out documents.
- Perform on-site construction administration and reporting as required.
- Preparation of field reports as required.
- Coordinate Design Professionals/Consultants preparation of punch-lists and monitor completion.
- Coordinate project close-out as required by contract.
- Meet manager and client deadlines and expectations.
- Review client comments and make necessary changes within a specific timeframe.
- Develop, manage, meet and maintain executive and Board level client expectations for Project success.
Qualifications:
- B.S. in Engineering, Construction Management, or Architecture.
- Minimum 8 years of direct project management experience in construction.
- Project experience in the $50 million-dollar range.
- Read and interpret building and site plans and specifications.
- Knowledge of construction project design and criteria to interpret.
- Technical knowledge of construction methods, building systems, and terminology.
- Excellent analytical skills, with the ability to read, interpret and develop statistical reports and calculations.
- Understand and prepare cost estimates and project schedules.
- Working knowledge of computer applications, including word processing, project management and project scheduling software. Capability to self-learn new programs and technologies.
- Proficiency with MS Word, Excel & Project required.
- Proficiency with Primavera scheduling software, AutoCad and Revit is preferred.
- Ability to perform at interviews, presentations, and participate in speaking engagements.
