About You
As a Commercial Property Manager at CCI, you are responsible for the overall operations, financial performance, and tenant relations of one or more commercial properties (office, retail, or light industrial). You are a confident decision-maker who balances day-to-day property operations with long-term asset strategy. You thrive in building relationships with tenants, vendors, and ownership, and you understand how to create value through strong operations, proactive leasing support, and efficient expense management.
You are tech-savvy, financially astute, and comfortable presenting to executives and ownership groups. You can juggle multiple projects, negotiate with service providers, and navigate lease administration while always keeping tenant satisfaction and NOI growth top of mind.
Key Responsibilities
Leadership & Stakeholder Management
- Lead on-site and vendor teams by example, ensuring professionalism, accountability, and alignment with CCI’s values.
- Build strong relationships with tenants, vendors, and ownership; act as the primary point of contact for tenant needs.
- Handle confidential business, lease, and financial information with discretion and in compliance with legal standards.
Property Operations
- Oversee day-to-day operations of office, retail, and/or industrial properties, ensuring they are clean, safe, and well-maintained.
- Coordinate maintenance, repairs, and capital improvements with vendors and the National Maintenance team.
- Ensure compliance with lease obligations, building codes, insurance requirements, and health & safety regulations.
- Manage vendor contracts, negotiate service agreements, and oversee performance standards.
Tenant Relations & Customer Service
- Maintain strong tenant relationships through proactive communication, issue resolution, and customer service excellence.
- Conduct regular tenant meetings and walkthroughs to ensure satisfaction and identify improvement opportunities.
- Manage tenant move-ins/move-outs and ensure all obligations are met on both sides of the lease.
Leasing & Marketing Support
- Partner with brokers to support marketing efforts, tenant renewals, and new lease-up activity.
- Provide input on market trends, rental rates to optimize asset competitiveness.
- Prepare and distribute marketing and tenant engagement materials in line with CCI’s brand standards.
Financial & Budgeting
- Prepare, monitor, and manage annual operating budgets, capital budgets, and reforecasts.
- Oversee rent collection, operating expense recoveries (CAM, NNN), and timely processing of escalations and increases.
- Review and approve payables, ensuring expenses align with budget and service delivery standards.
- Track property-level financial performance, analyze variances, and implement corrective action plans.
Compliance & Risk Management
- Ensure compliance with all lease terms, landlord/tenant laws, lender requirements, and insurance mandates.
- Coordinate building inspections, audits, and lender reporting requirements.
- Manage risk proactively by ensuring appropriate liability coverage, vendor compliance, and tenant adherence to lease obligations.
Lease Administration
- Maintain a comprehensive understanding of all commercial lease agreements, including rent schedules, renewal options, escalation clauses, and operating expense obligations.
- Prepare, review, and maintain accurate lease abstracts; ensure all critical dates (commencements, expirations, option windows, escalation triggers) are tracked and acted upon in a timely manner.
- Draft, coordinate, and execute renewals, and tenant correspondence in compliance with company policies and applicable legal requirements.
- Partner with legal counsel, brokers, and internal leadership to resolve disputes, interpret lease language, and ensure consistent enforcement of lease provisions.
- Ensure that lease documentation, certificates of insurance, guarantees, and related records are complete, current, and securely maintained.
Collections & Rent Administration
- Manage monthly billing and rent collection for assigned properties, ensuring accuracy of tenant ledgers, timely delivery of statements, and compliance with lease requirements.
- Monitor tenant accounts for delinquencies; proactively engage with tenants to resolve payment issues before escalation.
- Develop and negotiate structured repayment plans when appropriate; escalate accounts to legal counsel or collections agencies in line with company policy.
- Prepare and deliver delinquency and cash-flow reports to ownership and senior management; recommend strategies to minimize receivables risk.
- Collaborate with accounting to ensure accurate posting of payments, adjustments, and credits; reconcile discrepancies between tenant accounts and company financial records.
Common Area Maintenance (CAM) Management
- Prepare and administer annual CAM budgets, incorporating operating expense forecasts, vendor contracts, and capital improvement plans.
- Monitor operating expenses throughout the year to ensure costs align with budget assumptions and are allocated properly under lease agreements.
- Oversee vendor performance and review invoices to confirm accuracy and compliance with contracts.
- Manage the year-end CAM reconciliation process, including preparation of tenant statements, supporting documentation, and explanations of variances.
- Address and resolve tenant disputes or inquiries regarding CAM charges promptly and professionally, balancing fairness with ownership’s financial objectives.
- Provide ownership with clear reporting on CAM recoveries, variances, and overall expense performance relative to budget.
Reporting & Compliance
- Deliver timely, accurate reports on rent rolls, lease status, delinquency, and CAM reconciliation outcomes to ownership, asset management, and senior leadership.
- Ensure compliance with all legal, regulatory, and company requirements relating to lease administration, collections, and tenant billing.
- Support financial audits and lender reporting by providing documentation, reconciliations, and explanations as required.
- Maintain strong internal controls and adhere to company policies to safeguard financial integrity.
Tenant & Stakeholder Relations
- Act as the primary point of contact for tenants on lease and financial matters, including billing questions, CAM charges, and lease compliance.
- Communicate clearly and proactively with tenants to set expectations regarding lease obligations and financial responsibilities.
- Build and maintain strong tenant relationships by balancing responsiveness, professionalism, and firm enforcement of lease terms.
- Collaborate with internal teams, ownership, vendors, and external counsel to ensure alignment and resolution of tenant-related financial issues.
Skills & Experience
- 3 years of experience in commercial property management (office, retail, or industrial).
- Strong financial acumen with ability to manage property budgets and interpret P&L statements.
- Experience with lease administration, CAM reconciliations, and tenant improvement coordination.
- Proficiency with property management software (Yardi, MRI, or similar) and Microsoft Office 365.
- Bachelor’s degree in real estate, business, finance, or related field preferred.
- Industry certification such as CPM, RPA, or similar is a plus.

Pay: $25.00 - $30.00 per hour
