Position Overview
The Project Manager is responsible for the administrative and technical leadership of construction projects. Serving as the project’s primary point of coordination, this leader drives planning, organization, staffing, direction, and control of all project activities. Working closely with the Project Executive and Superintendent, the Project Manager ensures the successful delivery of a quality project within scope, schedule, and budget parameters.
Key ResponsibilitiesProject Communication & Documentation
- Maintain direct communication with the owner’s representative and consultants, including participation in weekly progress meetings.
- Prepare written correspondence documenting issues that may influence project cost, schedule, or quality.
- Publish monthly project executive summaries.
Estimating & Budget Management
- Provide pricing, quantity surveys, and value engineering cost options.
- Identify long-lead items and secure necessary approvals for timely procurement.
- Establish final project budgets and track variances, general condition costs, and monthly updates.
- Maintain positive project cash flow, ensuring owner requisitions maximize contract value and change order recovery, and aligning vendor payments with owner receipts.
Procurement & Contracting
- Solicit vendor and subcontractor bids, negotiate scope, cost, and schedule.
- Prepare purchase orders and subcontracts incorporating CBG standard construction details.
- Participate in competitive bidding efforts by preparing scope sheets and bid packages for assigned trades.
Scheduling & Coordination
- Collaborate with the Superintendent to develop the initial project schedule and coordinate with public utilities.
- Work with the Superintendent, Construction Executive, and Vice President to develop the baseline CPM schedule.
- Distribute revised plans and approved submittals to field staff.
- Notify trades and suppliers of coordination deficiencies and monitor corrective actions.
Construction Oversight & Support
- Inform the Superintendent of budget updates, contractual requirements, and closeout needs.
- Ensure all project tasks are executed in logical sequence, leveraging available resources to overcome challenges and maintain progress.
- Support successful project closeout and quality delivery.
Physical Requirements
- Ability to lift up to 35 pounds.
- Ability to safely navigate active construction sites, including walking on uneven terrain, climbing stairs, and ladders.
Experience & Qualifications
- Bachelor’s degree in engineering, architecture, construction management, or a related field; 10 years of related experience, preferably in multifamily construction.
- Ability to obtain security clearance for work on U.S. military installations.
- Minimum 6 years of supervisory experience with demonstrated leadership and team-motivating capabilities.
- Strong attention to detail and proven ability to manage multiple priorities.
- Advanced Microsoft Excel skills, including formulas and pivot tables.
- Comfortable learning and using construction technology tools; proficiency with Procore, P6, and Bluebeam strongly preferred.
- Ability to work weekends and travel locally to project sites as needed.
